They actively list rental properties across the MLS and over 20 platforms and handle every aspect from listing to tenant move-in.
Job Responsibilities
- Visit residential rental properties for assessing readiness for listing, showing, leasing, and move-in preparations.
- Evaluate the overall condition of properties and recommend repairs or improvements that could affect showing readiness or tenant move-in experience.
- Capture clear photos and videos documenting property conditions, access points, lockboxes, repairs, and any leasing-related concerns.
- Install lockboxes securely and verify access details for properties.
- Perform routine repairs and maintenance tasks to ensure properties meet readiness standards.
- Provide or suggest additional work orders for follow-up repairs or upgrades as needed.
- Return to properties to complete approved work orders prior to listing, showings, lease finalization, or tenant move-in when necessary.
- Maintain detailed reports, including notes, photos, and videos capturing completed work and property status updates.
- Engage professionally and respectfully with landlords, applicants, tenants as applicable, and internal team members.
- Identify when licensed trade services are needed and escalate those cases appropriately.
Typical Duties Include
- Drywall patching and minor wall repairs
- Caulking and sealing tasks
- Touch-up painting
- Repairing doors, locks, hinges, handles, and cabinets
- Basic plumbing maintenance and repairs
- Installing fixtures, shelves, mirrors, blinds, and hardware
- Minor repairs to flooring, trim, and baseboards
- Preparedness tasks for rental turnover and listing readiness
- Lockbox installation and verification of access
- Conducting property condition inspections before listing or tenant move-in
Candidate Requirements
- Experience in roles such as handyworker, maintenance technician, or contractor with proven skills in residential repairs and property readiness.
- Comprehensive understanding of repair standards and turnover work for rental properties.
- Own reliable transportation for travel between job sites.
- Possession of necessary tools on-site at all times, including access to a ladder.
- Have a smartphone (iPhone 13 or equivalent) with a high-quality camera to document conditions and completed work.
- Capable of taking clear photos and videos and submitting thorough notes after visits.
- Self-motivated, able to work independently with limited supervision.
- Professional demeanor including punctuality, reliability, attention to detail, and respectful communication with landlords, tenants, and colleagues.
Preferred Qualifications
- Background in rental turnover repairs and preparation for listings, inspections, or tenant move-ins.
- Experience installing lockboxes and managing property access logistics.
- Comfortable working inside both occupied and vacant residential rental homes.
- Familiarity supporting leasing, property management, or maintenance operations.
