Overview
Royal York Property Management is seeking a reliable and skilled Handyworker to support the upkeep and preparation of residential rental properties. This role involves conducting property-readiness evaluations, performing routine repairs, installing lockboxes, capturing detailed photos and videos, and identifying additional maintenance needs prior to property showings, leasing, or tenant move-ins.

Their operations include leasing, maintenance coordination, inspections, property access management, move-in preparation, and ongoing property care.
Key Responsibilities
- Visit residential rental units to perform readiness assessments, access verifications, approved repairs, inspections, and prepare for tenant move-ins.
- Assess property condition and recommend necessary repairs or improvements.
- Capture clear photographic and video documentation of property conditions, including access points, lockboxes, repairs, and any concerns needing follow-up.
- Install lockboxes and confirm access arrangements.
- Carry out general maintenance tasks and light repair work to ensure property readiness.
- Generate or suggest additional work orders for subsequent repairs or upgrades.
- Return to sites to complete authorized maintenance tasks as required.
- Maintain clear communication with property owners, tenants when applicable, vendors, and internal teams, providing detailed updates, photos, and notes of completed work.
- Recognize when specialized licensed trades are necessary and escalate appropriately.
Typical Maintenance Tasks
- Patching drywall and minor wall fixes
- Caulking and sealing joints
- Performing paint touch-ups
- Repairing doors, locks, hinges, handles, and cabinets
- Conducting basic plumbing-related repairs
- Installing fixtures, shelves, mirrors, blinds, and hardware
- Fixing minor flooring, trims, and baseboards
- Handling rental turnover and property readiness repairs
- Setting up lockboxes and managing access
- Inspecting property conditions prior to showings, inspections, or tenant move-ins
Candidate Requirements
- Experience as a handyworker, maintenance technician, contractor, or in similar roles involving residential repairs and rental turnover tasks.
- Strong familiarity with rental property maintenance standards and readiness criteria.
- Reliable transportation and ability to travel between properties.
- Possession of necessary tools and a ladder available during work hours.
- Smartphone with a high-quality camera (e.g., iPhone 13 or equivalent) for capturing photos and videos.
- Competency in taking clear multimedia documentation of properties, repairs, and access details.
- Ability to compose clear notes and status updates after each site visit.
- Self-motivated, capable of working independently with minimal supervision.
- Professional demeanor with attention to punctuality, reliability, and detail.
- Effective and courteous communication skills with property owners, tenants, vendors, and team members.
Preferred Experience
- Previously handling rental turnover repair work.
- Preparing rental units for photos, showings, inspections, or tenant move-ins.
- Experience installing lockboxes and managing property access securely.
- Working inside both occupied and vacant residential rentals.
- Supporting property management, leasing, maintenance, or residential services teams.
Ideal Profile
The ideal candidate is a hands-on professional who is dependable and comfortable working autonomously at rental properties. They must be adept at inspecting property condition, performing general repairs, installing lockboxes, documenting concerns meticulously, and ensuring properties are ready for various usage stages. They should also understand their limits, referring licensed professionals for specialized trade work as necessary. Clear communication and organized documentation are critical.
