Position Overview

Reporting to the Executive Team, this prominent role integrates financial analysis with asset management, operations, and construction coordination. Unlike typical analyst roles centered mainly on financial modeling, this opportunity is ideal for individuals passionate about overseeing projects from inception through completion. The role involves collaborating closely with executives, property management, leasing, construction teams, contractors, consultants, and tenants to oversee strategic projects portfolio-wide.

The Analyst will be essential in assisting executive decision-making by merging financial insights with practical operations. The position is accountable for ensuring capital projects, tenant improvements, operational programs, and asset strategies stay within budget, on schedule, and aligned with investment goals. This role provides significant exposure across acquisitions, leasing, financing, asset management, construction, and executive-level strategies.

Key Responsibilities

• Support management of capital improvement and redevelopment projects throughout the property portfolio.
• Serve as a liaison coordinating construction activities between ownership, consultants, contractors, and property management.
• Monitor project budgets, timelines, necessary approvals, and key milestones.
• Review expenses related to construction, including costs, change orders, consultant documents, and invoices.
• Identify project risks and raise issues requiring executive involvement.
• Ensure projects are delivered on time and within allocated budgets.
• Collaborate with Property Management to oversee operational performance and address challenges affecting asset effectiveness.
• Contribute to procurement processes, service agreement management, and operational reports.
• Conduct site visits to gain a comprehensive understanding of ongoing operations and projects.
• Coordinate engagement with external professionals such as architects, engineers, and environmental experts.
• Partner with the Executive Team to advance strategic priorities across the portfolio.
• Prepare detailed financial analyses and business cases supporting operational, leasing, and capital expenditure decisions.
• Assess potential investments and initiatives to enhance asset value and performance.
• Assist in developing, revising, and forecasting annual budgets and business plans for assets.
• Create presentations, reports, and recommendations for senior leadership and investors.
• Track asset performance metrics, seeking opportunities to boost net operating income and long-term value.
• Examine leases, operational reports, and contractual agreements to support financial oversight.
• Perform lease analyses, including calculating net effective rent (NER).
• Support financing and refinancing activities for the company’s assets.
• Conduct market research and prepare investment memoranda as needed.
• Help compile quarterly reports for investors.
