Quantity Surveyor

Overview

We are currently looking for an experienced Quantity Surveyor to become part of our construction supervision team. This role's primary focus is to manage all post-contract commercial and financial activities, ensuring the project remains on budget and is delivered within the specified timeline. The role demands close coordination with project managers, clients, and contractors to support the successful completion of a high-caliber development.

Core Requirements

• At least 10 years of professional experience, with a minimum of 5 years specifically in supervision projects.
• Proven background in high-rise tower projects.
• Recent substantial experience working within the luxury hotel sector.
• Fluency in both Arabic and English languages.
• Applicants must currently reside within Saudi Arabia to be considered.

Key Responsibilities

• Lead all post-contract quantity surveying activities, including overseeing cost control, forecasting, and financial reporting processes.
• Verify and assess contractors’ interim payment requests and progress claims meticulously.
• Perform on-site measurements and valuations to accurately support payment certifications.
• Generate comprehensive cost reports, commercial summaries, and cash flow forecasts for senior management and clients.
• Manage and negotiate all change control processes, including variations, claims, and compensation events according to contract terms.
• Conclude final accounts and ensure all project close-out documentation is precise and complete.
• Analyze contract documents, bills of quantities, and project specifications to confirm compliance.

Contract Administration and Risk Management

• Administer contracts, mainly based on FIDIC standards, to ensure proper procedural adherence and correct handling of notices and claims.
• Identify, assess, and mitigate risks affecting project costs and schedules proactively.
• Support dispute resolution efforts and offer recommendations on contractual and financial issues for client decisions.
• Prepare and submit claims for additional payments or extensions as necessary.
• Maintain detailed documentation of all commercial correspondence, site instructions, and variation orders.

Collaboration and Reporting

• Effectively communicate and coordinate with the Project Manager, Resident Engineer, client representatives, and contractors regarding all commercial and contractual affairs.
• Promote transparent communication and teamwork across all project stakeholders to ensure seamless project progression.
• Provide cost-related data for progress reports and participate in commercial and project meetings.

Qualifications and Experience

• Bachelor’s Degree in Quantity Surveying, Commercial Management, Civil Engineering, or a related discipline from an accredited institution.
• A minimum of 10 years of quantity surveying experience, including substantial involvement in large-scale construction supervision projects.
• Extensive experience with luxury residential or hospitality projects is highly advantageous, along with expertise in high-rise building projects.
• Membership in the Royal Institution of Chartered Surveyors (MRICS) or an equivalent professional certification is strongly preferred.
• Deep knowledge of construction materials, methods, and contract administration with expert familiarity in FIDIC contracts and other standard contract forms.
