Job description

Overview

An expanding Irish property developer with numerous residential and mixed-use projects across Ireland seeks a Procurement Quantity Surveyor. This role offers a chance for professionals experienced in quantity surveying, estimating, procurement, or commercial construction to transition into a developer-side position, gaining comprehensive exposure to tendering, subcontractor negotiations, and procurement package management.

Primary Responsibilities

  • Develop and prepare detailed budget splits based on project cost plans and Bills of Quantities (BOQs).
  • Extract trade packages from BOQs for subcontractor tender processes.
  • Issue, manage, and respond to subcontract tender requests and inquiries.
  • Coordinate with consultants, subcontractors, and internal teams during the tender phase.
  • Evaluate tender submissions and generate clear, comparative commercial analyses.
  • Identify potential value engineering solutions while managing tender and procurement activities.
  • Negotiate financial and contractual arrangements with subcontractors and vendors.
  • Prepare and distribute post-tender clarification documents and recommendation reports.
  • Oversee subcontractor appointments and assist with preparation of execution documentation.
  • Maintain procurement schedules to align with project timelines.
  • Participate in site visits, tender meetings, and pre-award discussions alongside project teams and subcontractors.
  • Collaborate with commercial and construction teams to refine procurement strategies and ensure delivery of subcontract packages.

Candidate Profile

  • Background in quantity surveying, commercial construction, estimating, or procurement.
  • Comprehensive knowledge of Bills of Quantities, tender procedures, and subcontract procurement practices.
  • Experienced in assembling tender packages, analyzing bids, and compiling commercial comparisons.
  • Sound commercial insight and effective negotiation capabilities.
  • Skilled at interpreting tender bids and providing concise commercial recommendations.
  • Organized with the capacity to manage multiple procurement processes simultaneously.
  • Strong interpersonal and communication skills for effective stakeholder engagement.
  • Comfortable interacting with subcontractors, consultants, and internal teams.
  • Proficient in Microsoft Excel and the wider Microsoft Office suite.
  • Familiarity with estimating or construction-related software is a plus.
