About the Role

Della Group is seeking an experienced and energetic Head of PMC & Projects to spearhead the comprehensive planning, execution, and delivery of expansive, theme-based luxury township developments across India. Based in Mumbai, this pivotal role manages full Project Management Consultancy (PMC) operations, overseeing project execution teams, contractor supervision, and site activities spanning several locations. Prior experience with reputed PMCs or leading real estate developers is highly valued.

Core Responsibilities

• Lead multi-disciplinary teams encompassing Civil, MEP, Structural, Finishing, and Infrastructure disciplines across diverse township projects nationally.
• Oversee end-to-end implementation of large-scale integrated townships featuring luxury villas, high-rise residences, premium resorts, adventure parks, retail areas, and wellness centers.
• Ensure projects strictly conform to established timelines, budgets, quality, and safety protocols.
• Collaborate closely with Project Heads, Contracts, Procurement, Engineering, and Execution teams to track progress, detect challenges, and address deviations promptly.
• Host regular project review sessions with stakeholders and consultants to communicate schedule status, risks, mitigation plans, and key deliverables.
• Develop and standardize Project Management methodologies, SOPs, and execution frameworks across all Indian sites.
• Manage internal site project management teams and coordinate external PMC firms, architectural and engineering consultants, and specialized service providers.
• Utilize tools such as Primavera or MS Project for master scheduling, budget monitoring, and executive reporting.
• Analyze contractor and consultant plans to ensure logical sequencing, feasibility, and alignment with overall project goals.
• Prepare detailed dashboards, MIS reports, schedule variance analyses, and project forecasts to inform leadership decision-making.
• Implement uniform planning procedures, controls, and reporting systems across all projects for consistent governance.
• Work alongside Contracts and Procurement to review BOQs, tender documentation, agreements, invoicing, and commercial project performance.
• Support financial planning, cost tracking, and cash flow projections with Finance and Project Controls groups.
• Champion value engineering initiatives that maintain the project’s luxury design integrity and quality standards.
• Enforce rigorous QA/QC protocols ensuring excellence in finishes, structural quality, MEP systems, and interiors.
• Conduct frequent travel to project sites throughout India for on-ground inspections, bottleneck resolution, and ensuring contractor alignment with key milestones.
• Oversee adherence to approved planning tools, reporting formats, safety measures, and governance during site visits.
• Provide hands-on leadership for schedule recovery, resource usage optimization, contractor coordination, and accelerating project delivery where necessary.

Qualifications and Experience

• B.E. / B.Tech degree in Civil Engineering is required; M.Tech, MBA in Construction Management, or PMP certification are advantageous.
• 18 to 25+ years experience in large-scale Real Estate, Township, Hospitality, or Infrastructure projects.
• Strong preference for candidates with a background at reputed PMCs or Integrated Project Consultants (IPCs) such as JLL, CBRE, or Cushman & Wakefield, or leading real estate firms.
• Proven expertise managing integrated township projects (100+ acres) or mixed-use luxury developments.
• Demonstrated ability to handle multiple active projects across various states simultaneously.
• Extensive knowledge of contemporary construction technologies, structural designs, infrastructure development, and luxury interior finishing.
• Expertise in project financials including budgeting, cost management, cash flow forecasting, and contract administration.
• Strong design acumen capable of translating visionary concepts into exact execution aligning with luxury branding.
• Willingness and ability to travel extensively to project sites on short notice.

Additional Details

• Report directly to the Chairman & Managing Director (CMD).
• Role based in Mumbai headquarters with substantial travel across India.
