About the Role
MoveSmart Rentals is seeking a dependable and skilled Handyworker to perform various tasks at residential rental properties to ensure they are ready for listing, showings, lease execution, or tenant move-in. This includes assessing property conditions, carrying out minor repairs, installing lockboxes, and documenting any additional work needed.
MoveSmart Rentals provides comprehensive leasing services using proprietary technology designed to help landlords lease properties more efficiently by reducing vacancy periods and screening applicants. The company manages unit listings across the MLS and over 20 other platforms, handling every stage from listing through to tenant move-in.
Key Responsibilities
- Visit residential rental properties to evaluate listing readiness, check access, complete approved repairs, and prepare for move-ins.
- Inspect properties thoroughly to identify necessary repairs or enhancements affecting readiness for listing and tenant occupancy.
- Capture clear photographs and videos showcasing property condition, access points, lockboxes, repairs, and any issues impacting the leasing process.
- Install lockboxes and verify access arrangements.
- Perform routine repairs and light maintenance work to prepare properties for rental.
- Create or suggest follow-up work orders for additional needed repairs or improvements.
- Return to properties as needed to complete authorized work before listing, showings, lease signing, or move-in.
- Deliver detailed updates with notes, photos, and videos documenting all completed tasks.
- Maintain professional communication with landlords, applicants, tenants where relevant, and internal teams.
- Recognize situations requiring licensed trade professionals and escalate appropriately.

- Repairing doors, locks, hinges, handles, and cabinets

- Installing fixtures, shelves, mirrors, blinds, and hardware

- Lockbox installation and access setup
- Conducting property condition inspections prior to listing, showings, or occupancy
Requirements
- Prior experience as a handyworker, maintenance technician, contractor, or equivalent role.
- Proficient knowledge of residential repair, rental turnover tasks, and preparing properties for rental readiness.
- Own reliable transportation and tools available on-site.
- Access to a ladder for job site use.
- Smartphone (iPhone 13 or equivalent) equipped with a high-quality camera for documentation purposes.
- Ability to efficiently capture clear photos and videos of properties and repairs.
- Capacity to write clear, concise notes and submit updates immediately following each visit.
- Capability to work independently and manage time effectively without supervision.
- Professional, punctual, detail-oriented demeanor with excellent interpersonal skills for interacting with landlords, tenants, and team members.
Additional Preferred Experience
- Handling rental turnover repairs and preparing properties for photography, showings, inspections, or tenant move-in.
- Installing lockboxes and confirming property access protocols.
- Experience working inside both occupied and vacant residential rental units.
- Supporting leasing, property management, maintenance, or residential service operations.
