Handyworker

About the Role

Our client manages residential rental properties and requires a dependable Handyworker to conduct property readiness inspections, execute general repairs, install lockboxes, document property conditions through photos and videos, and identify further maintenance needs prior to showings, leasing, or move-in.

Key Responsibilities

• Visit residential rental units for readiness evaluations, access verification, approved repair tasks, inspections, and move-in preparations.
• Assess overall property condition, noting necessary repairs or enhancements.
• Capture clear photographic and video evidence of the premises, including access points, lockboxes, repairs, and issues requiring follow-up.
• Set up lockboxes and validate access protocols.
• Perform routine repairs and light maintenance to prepare properties.
• Recommend or generate additional work orders for further necessary repairs or improvements.
• Return to sites to complete authorized work orders as needed.
• Deliver detailed updates supported by photos, videos, and notes on completed jobs.
• Maintain professional communications with property owners, tenants (when applicable), vendors, and internal teams.
• Recognize situations necessitating licensed trades and escalate accordingly.

Typical Tasks

• Patching drywall and minor wall fixes.
• Applying caulking and seals.
• Performing paint touch-ups.
• Repairing doors, locks, hinges, handles, and cabinets.
• Addressing basic plumbing repairs.
• Installing fixtures, shelves, mirrors, blinds, and hardware.
• Fixing minor flooring, trim, and baseboards.
• Conducting repairs for rental turnovers and property readiness.
• Installing lockboxes and setting up property access.
• Inspecting properties before showings, inspections, or move-in events.

Required Qualifications

• Previous experience as a skilled handyworker, maintenance technician, contractor, or similar profession.
• Strong knowledge of residential repair, rental turnover procedures, and property preparation standards.
• Reliable transportation and the ability to travel to multiple rental properties.
• Own necessary tools and a ladder for job sites.
• Possess a smartphone with a high-quality camera (minimum iPhone 13 equivalent) to document conditions and work performed.
• Skill in capturing clear photos and videos and composing detailed reports after visits.
• Ability to work autonomously and responsibly with minimal supervision.
• Professionalism, punctuality, reliability, and attention to detail.
• Effective and respectful communication with property owners, tenants, vendors, and team members.

Preferred Attributes

• Experience in rental turnover repair work.
• Knowledge of preparing rental units for photos, showings, inspections, or move-in.
• Familiarity with lockbox installation and access management.
• Comfort in working within both occupied and vacant residential rental properties.
• Background supporting property management, leasing, maintenance, or residential services.
