Role Overview

Our client seeks a dependable and skilled Handyworker to visit residential rental properties for assessments, minor repairs, lockbox installation, and documentation through photos and videos to ensure properties are ready for listing, show, lease, or move-in.

The client offers comprehensive leasing solutions powered by proprietary technology to assist landlords in leasing faster, minimizing vacancies, screening tenants, and managing all steps from listing to move-in. Rental units are syndicated on MLS and over 20 platforms.

Key Responsibilities

• Conduct on-site visits for property assessment, repair work, lockbox setup, and move-in preparations.
• Evaluate and document property condition, identify repairs or improvements needed before listing or occupancy.
• Capture clear photographs and videos of property conditions, access points, repairs, and lockbox installations.
• Perform general repair tasks including drywall patching, caulking, painting, hardware repair, basic plumbing, and minor flooring fixes.
• Create or suggest additional work orders for follow-up maintenance.
• Return as needed to complete approved repair jobs prior to listing or tenant move-in.
• Maintain professional communication with landlords, tenants, applicants, and internal teams.
• Recognize situations requiring licensed trades and escalate appropriately.

Essential Requirements

• Prior experience in maintenance, handyman work, contracting, or similar.
• Strong knowledge of residential repair and rental turnover standards.
• Reliable personal transportation and possession of necessary tools and a ladder.
• Ownership of a smartphone (iPhone 13 or similar) with a high-quality camera for documentation.
• Ability to take clear images and videos and provide detailed written updates.
• Independent work ethic with attention to punctuality and detail.
• Professional communication skills respectful to landlords, tenants, and colleagues.

Preferred Qualifications

• Experience in rental turnover and property readiness for showings and inspections.
• Familiarity with lockbox installation and access confirmation.
• Experience working in both occupied and vacant residential units.
• Background in supporting leasing, property management, or residential maintenance operations.

Field Requirements

• Reliable transportation and transport of required tools and ladder.
• Smartphone capable of capturing high-quality photos and videos.
• Ability to travel between multiple rental properties and update completed work efficiently.

Additional Information

This role strictly excludes licensed trade work such as advanced plumbing, electrical, HVAC, gas, or permit-required structural tasks unless the individual holds proper licenses. All major licensed trade work must be escalated accordingly.
