Role Overview
This position offers the chance to join a distinguished senior investment sales team recognized nationally. The role supports one of the firm's most productive teams by providing advanced institutional-level investment analysis and valuation services for prominent commercial real estate assets. It involves direct collaboration with senior leaders on complex real estate investment opportunities, delivering sophisticated financial modeling in a highly competitive market.
Key Responsibilities
- Lead comprehensive financial underwriting and investment analysis across all properties in the team's active portfolio, including cash flow projections, internal rate of return (IRR) evaluation, capitalization rate studies, comparable sales, owner-user assessments, land residual calculations, and sensitivity analyses.
- Evaluate property financial statements, leases, and related documents to establish appropriate underwriting assumptions, determine analytical methods, scope, and delivery timelines.
- Develop and update advanced financial models for a variety of asset types such as retail, office, mixed-use, and redevelopment projects.
- Conduct market research on sales, leasing data, trends, and pricing dynamics across Southern California to underpin valuation and underwriting assumptions.
- Organize analytical data, draw objective conclusions, and recommend modeling parameters and assumptions.
- Produce investment memorandums, marketing materials, financial analyses, and presentations for investors.
- Ensure uniformity and high quality in all underwriting and financial deliverables.
Qualifications
- 3 to 7 or more years of experience in commercial real estate financial analysis.
- Expertise in Excel financial modeling, as well as Argus and CoStar software platforms.
- In-depth knowledge of real estate valuation metrics including IRR, net present value (NPV), capitalization rates, and debt service coverage ratio (DSCR).
- Experience with retail, office, mixed-use, and land development investment opportunities.
- Ability to interpret financial statements, leases, and market data for investment underwriting and valuations.
- Exceptional attention to detail with strong multi-tasking and deadline management capabilities.
- Excellent verbal, written, and presentation communication skills.
- Competence in working under pressure to meet deadlines with precise and reliable output.
- Understanding of zoning laws and municipal regulations relevant to development sites and land residual financial modeling.
- Self-driven, collaborative, and adept at managing multiple tasks simultaneously.
