Overview
The Associate FM Engineer role demands comprehensive management of fit-out projects, variation tasks, and lease-related services including start-of-lease (SOL) and end-of-lease (EOL) activities. The engineer shall meticulously prepare scopes, review technical drawings, obtain and evaluate quotations, manage approval processes, supervise on-site project implementation, and ensure seamless project summary and invoicing.
Fit-Out and Variation Works
- Develop detailed scopes tailored to site conditions and client expectations.
- Assess and verify technical drawings and documents to confirm accuracy and practicality.
- Arrange contractor site visits and secure timely submission of quotations.
- Analyze quotations to aid in final decision-making aligned with project demands.
- Draft and present proposals to MODON clients for endorsement.
- Collaborate with contractors to acquire necessary authority approvals.
- Oversee and monitor contractor performance and site activities for quality assurance and progress.
- Conduct routine inspections to ensure conformity with scope and standards.
- Manage project completion and coordinate handover to clients effectively.
- Generate work completion reports and facilitate client approvals.
- Assist with invoicing by ensuring all relevant documentation is comprehensive.
- Identify and resolve technical or site-related challenges during project phases.
SOL and EOL Coordination
- Perform thorough site inspections to evaluate premises condition.
- Prepare exhaustive work scopes specific to SOL and EOL requirements.
- Coordinate contractor visits for obtaining competitive bids.
- Develop and submit proposals for client approval based on requirements.
- Organize and execute approved works in accordance with lease terms and conditions.
- Monitor progress and ensure work completion within timelines and quality expectations.
- Conduct final inspections and document fulfillment of all contractual obligations.
- Issue inspection reports and maintain complete documentation for project closure.
- Ensure smooth and compliant handover to tenants and clients.
Reporting and Documentation
- Prepare and present weekly progress updates on ongoing tasks.
- Compile and maintain monthly reports detailing work status and updates.
- Track and ensure closure of service orders promptly.
- Maintain organized records including service scopes, drawings, approvals, completion reports, client approvals, and invoicing data for easy retrieval.
Coordination and Monitoring
- Liaise with procurement teams, contractors, Health, Safety & Environment (HSE) departments, and client stakeholders to coordinate activities.
- Monitor contractor adherence to schedules, quality standards, and safety procedures.
- Ensure all projects adhere to established requirements and safety guidelines.
- Continuously follow up on pending approvals, submissions, and necessary project actions.
Qualifications and Experience
- Bachelor's degree in Mechanical, Electrical, Facilities Engineering, or a relevant technical field.
- Proficient with ERP systems like SAP, Oracle, or Maximo, along with familiarity of business applications.
- Knowledge of AutoCAD or related drawing review tools is advantageous.
- Minimum of 5 years' experience in Facilities Management, Fit-Out, or Maintenance domains.
- Demonstrated expertise in managing fit-out and variation projects.
- Experience with SOL/EOL inspections and lease-related activities is preferred.
- Strong background in contractor coordination and site supervision.
