About the Role
The Development Analyst in Real Estate will provide comprehensive financial and analytical support for various development initiatives spanning multiple asset categories. This role involves building, interpreting, and applying financial models to assess and recommend approaches for investment, development, and redevelopment projects. Exposure includes projects ranging from land development and industrial sites to office towers, high-rise condominiums, and residential rental properties.
Key Duties
- Develop detailed financial models for single- and multi-phase projects across asset types such as multi-family residential, retail, office, and hospitality, incorporating project-level and investor-level waterfall analyses.
- Gather necessary data and assumptions for development proformas through market research, evaluation of third-party reports, and collaboration with internal teams including Construction, Debt, Finance, Property Management, Operations, and joint venture partners.
- Perform financial analysis, scenario evaluations, and sensitivity testing to support sound decision-making and alternative development considerations.
- Collaborate with relevant groups to ensure the accuracy of inputs and identify opportunities to enhance project returns.
- Lead or assist in producing presentations and memoranda to aid internal approvals.
- Implement and support routine monthly and quarterly reporting processes and development status updates for ongoing projects.
- Review joint venture partners' financial plans and reports, and execute internal management reporting on major projects using standardized templates.
- Conduct variance analyses and financial reconciliations.
- Coordinate completion of monthly cost-to-complete estimates for projects under construction.
- Prepare diverse project and portfolio reports for use by internal and external stakeholders.
- Partner closely with Asset Management, Investments, and Finance departments on group-wide initiatives and special projects.
- Contribute to property valuation procedures.
- Provide input to other real estate teams regarding budgeting, scheduling, and feasibility of investments.
- Assist with overall development project administration such as coordinating meetings, document management, and liaising with consultants.
- Perform other duties as assigned within the scope of the role.
Required Qualifications and Skills
- Minimum of 2 years’ experience relevant to real estate development, investment, asset management, brokerage, lending, accounting, or valuations.
- General knowledge of the real estate development lifecycle including planning, design, construction, finance, leasing, and sales.
- Bachelor’s degree with emphasis in finance, real estate, or urban planning; advanced credentials such as MBA, CFA, CPA, or AACI are advantageous.
- Advanced financial modeling abilities and sound understanding of key finance concepts and terminology.
- Proficient with Excel, PowerPoint, and Word; familiarity with Argus software is a plus.
- Ability to critically analyze financial and project data and produce routine project reports.
- Impeccable attention to detail critical for success in the role.
- Strong results orientation with ability to juggle multiple priorities while maintaining quality and precision.
- Excellent interpersonal and communication skills, particularly for building relationships across teams.
