Role Impact
- Deliver precise and prompt property valuations to aid loan origination and risk assessments
- Ensure renovation budgets and financial projections reflect current market realities and project scopes
- Contribute to optimizing the underwriting process and promoting investor success
Key Responsibilities
- Leverage platforms such as House Canary, Richer Values, and comparable data tools to assess underwriting reports for recently sold properties within portfolio regions
- Prepare and refine property evaluations for up to 140 loan cases monthly, meeting 24-hour deadlines
- Analyze between 5 and 8 real estate transactions and 10 to 20 construction draw requests weekly
- Evaluate construction draws, budgets, and scopes across multiple simultaneous projects
- Review inspection reports, draw requisitions, and accompanying documentation for accuracy and alignment
- Monitor project progress, remaining reserve funds, and funding schedules
- Detect inconsistencies among inspections, budgets, and borrower-submitted draw requests
- Reconcile property expenses before and after rehabilitations
- Confirm budget accuracy across various project types including new builds, cosmetic renovations, full gut rehabs, and multifamily properties with over five units
- Validate renovation cost estimates for current projects and develop estimates for upcoming projects, assessing allocations across labor, materials, and subcontracted trades
- Interpret building plans, work scopes, and construction documents effectively
- Navigate building permits, assessor records, and local regulatory compliance issues
- Apply expertise on construction sequencing and timelines to assess feasibility and risk of projects
- Critically evaluate borrower-provided financial projections for larger developments
- Manage high volumes of projects concurrently while maintaining meticulous attention to detail
Qualifications and Requirements
- Experience in single-family or multi-family construction, construction engineering, general contracting, or residential real estate
- Strong construction and rehabilitation knowledge, especially with multi-family properties
- Deep understanding of construction processes, sequencing, and project lifecycles
- Ability to comprehend and analyze building plans and construction documentation
- Experience estimating materials, labor, and overall project costs
- Familiarity with building codes, permitting procedures, and municipal regulations
- Comfort working with project budgets, preferably utilizing CSI MasterFormat classifications
- Knowledge of market trends and new property development norms
- Proficient with Excel for data analysis and reporting (mandatory)
- Strong logical reasoning and sound judgment rather than mechanical checklist application
- Detail-oriented with aptitude for holistic project risk evaluation (big-picture perspective)
- Capability to handle multiple projects and shifting priorities effectively
- Adaptable to change and aligned with strategic growth objectives
- Excellent communication skills with internal team members and external stakeholders
Preferred Attributes
- Hands-on experience in lending, draw administration, or construction risk analysis
- Familiarity with MLS, CoStar, House Canary, Richer Values, or comparable real estate data and valuation systems
- Strong analytical and critical thinking capabilities
- Advanced quantitative skills including financial modeling
- Exceptional attention to detail and adherence to process
- Proficiency in Microsoft Excel and Word
- Self-driven with effective time management and accountability
