Role Overview
The Title Examiner position is a full-time opportunity based in Chesterfield, MI, focusing on detailed examination of title and legal documents. The role demands strong communication and collaboration skills to coordinate effectively with both internal teams and external service providers. Candidates must demonstrate logical problem-solving abilities, self-motivation in managing workload priorities, flexibility to adapt to shifting tasks, proficiency with relevant technology, professional phone etiquette, and excellent written communication.
Key Responsibilities
- Conduct comprehensive title examination and detailed analysis demonstrating expert-level knowledge.
- Evaluate residential property title chains across various orders to determine legal ownership status.
- Inspect records including mortgages, liens, judgments, easements, plats, and maps to validate ownership, legal restrictions, property description accuracy, and record completeness.
- Independently resolve underwriting-related issues and guide the closing department on rectifying discrepancies in title documentation such as missing or erroneous information.
- Review complex legal documents to assess their impact on title insurability.
- Prepare informational abstracts and initial title commitment documentation thoroughly applying procedural guidelines.
- Utilize online databases, courthouse digital systems, and physical records efficiently to furnish precise and prompt reports.
- Ensure accuracy by reviewing and updating run sheets, deed plots, and flowcharts related to abstracts and title opinions.
- Examine deeds, mortgages, easements, judgments, tax assessments, and survey documents including metes and bounds descriptions for title insurance use.
- Advise and assist partners in clearing title defects and make insurability decisions within defined policy and legal frameworks; escalate complex or high-risk issues appropriately.
- Deliver customer service excellence to both internal stakeholders and external partners.
- Perform additional tasks as assigned.
Qualifications and Skills
- Working knowledge of real property legislation, title examination and underwriting practices, title insurance policies, endorsements, and pricing standards.
- Exceptional verbal and written communication capabilities.
- Strong dedication to customer service.
- Ability to maintain high quality and attention to detail in a fast-paced environment.
- Excellent organizational and analytical skills with a strong focus on accuracy and concentration.
- Proficient research and investigative aptitude.
- Familiarity with various title agency software platforms and standard Microsoft Office applications.
Education and Experience Requirements
- Bachelor’s degree from an accredited institution is preferred but not mandatory.
- Current Title Producer License mandatory.
- Minimum of two years of directly relevant professional experience.
- State licensing as applicable.
