Overview
This full-time role is based in Chesterfield, Michigan and focuses on daily review of title and legal records. The position calls for sharp attention to detail, strong collaboration with internal teams and outside partners, and the ability to organize work effectively in a changing environment. Comfort with technology, a professional phone manner, and strong written communication are also important.
What You’ll Do
- Carry out title searches and detailed title analysis with a high level of subject matter knowledge.
- Review chains of title across a broad mix of orders, mainly residential, to determine the legal standing of property ownership.
- Inspect records including mortgages, liens, judgments, easements, vital statistics, plat books, and map books to confirm ownership, legal limitations, property descriptions, and record completeness.
- Resolve underwriting-related issues independently and guide closing teams on how to correct missing, incomplete, inconsistent, or conflicting title data.
- Evaluate complex legal documents to determine their effect on insurability.
- Prepare summary reports from abstracts and ensure title documentation is accurate.
- Use online tools, courthouse systems, and courthouse records to deliver timely and precise reporting.
- Draft initial title commitment documents using established procedural standards.
- Check, update, and correct run sheets, deed plots, and flowcharts connected to abstracts and title opinions.
- Review deeds, mortgages, easements, judgments, and tax assessments.
- Interpret surveys for title insurance purposes, including metes-and-bounds legal descriptions.
- Help partners clear title defects and make insurability decisions within policy, precedent, and legal limits, escalating complex or high-liability matters to a supervisor or senior title officer.
- Support internal and external customers with title-related service needs.
- Take on additional duties as assigned.
Skills & Knowledge Needed
The role requires a solid working understanding of real property law, title examination and underwriting practices, title insurance policies, endorsements, pricing, and related services. Strong verbal and written communication, customer service focus, organization, research ability, investigative thinking, analytical accuracy, and concentration are essential. Experience with title agency software and standard Microsoft applications is also expected.
Education & Experience
- A bachelor’s degree from an accredited university is preferred but not mandatory.
- A current Title Producer License is required.
- At least 2 years of directly related experience is needed.
- Any required state licensing must be held where applicable.
