Job description

Opportunity

This role sits within a real estate investment firm established by Harvard alumni. The company has traditionally concentrated on multifamily assets and is now launching a dedicated division focused on acquiring single-family homes.

The company is seeking a hands-on acquisitions leader who can build the single-family acquisition function from the ground up. You will shape the strategy, operating systems, source relationships, underwriting approach, and overall deal pipeline. Working directly with the partners, you will help define how the new division operates. Deal Sourcing and Pipeline Development

  • Create and refine sourcing channels across MLS, off-market opportunities, wholesale leads, broker networks, direct-to-seller outreach, and other methods you believe will work.
  • Build and maintain strong relationships with agents, wholesalers, property managers, and additional sources of deal flow in the target markets.
  • Set up a structured approach for tracking the pipeline and managing deal flow efficiently.
  • Study target markets and pinpoint submarkets with the strongest return potential by reviewing rent growth, employment patterns, migration trends, and housing supply.
  • Lead purchase-term negotiations and coordinate with legal teams to complete contract execution.

Underwriting and Investment Analysis

  • Improve the underwriting model and sharpen acquisition criteria.
  • Review individual properties and determine whether they fit the acquisition strategy.
  • Build estimates for renovation budgets, recurring repairs and maintenance, property taxes, insurance, and other operating expenses.
  • Prepare clear buy-or-pass recommendations for leadership, supported by detailed analysis.
  • Track market shifts and update underwriting assumptions so they remain aligned with current conditions.

Systems and Process Building

  • Develop the workflows, tools, and operating processes needed to scale single-family acquisitions.
  • Strengthen market intelligence by monitoring comparables, rent levels, vacancy trends, and broader activity in the market.
  • Create reporting structures that help leadership assess the pipeline, deal activity, portfolio performance, and analytical insights.
  • Use AI tools fluently and integrate them into systems and workflows to improve efficiency and automation.

Who You Are

You should have already done this type of work inside another organization and have spent time considering how you would approach it if you were building it yourself. This is not a role where you inherit a fixed process and simply follow instructions. It is a chance to use your judgment, drive, and expertise to help create a new investment division.

You understand single-family homes in depth, including the financial side, the physical property, the neighborhood context, and local market behavior. You can recognize a strong house versus a weak acquisition, and you can support that judgment with rigorous analysis. You also know how to build relationships that keep deal flow moving.

Qualifications

  • 3 to 5 years of experience in single-family residential acquisitions or SFR investing.
  • Proven ability to underwrite residential real estate investments independently.
  • Experience sourcing deals through multiple routes, including MLS, off-market opportunities, and broker relationships.
  • Strong Excel-based financial modeling capability, including the ability to build models from the ground up.
  • Experience handling the full acquisition process from property identification through contract stage.
  • Understanding of specific US markets, along with the ability to quickly learn new ones.
  • A history of making sound investment decisions independently.
  • A bachelor’s degree is required.

  • You have experience in an earlier-stage business or in a role where you built something new from scratch.
  • You already have relationships with brokers, wholesalers, or other deal sources in target markets.
  • You are familiar with the tools, data providers, and platforms commonly used by single-family rental investment firms.
  • You can analyze market and pricing data effectively and turn it into accurate conclusions and recommendations.

Compensation

The base salary range for this position is $90,000 to $140,000.
