Role overview

The Senior Site Acquisition Specialist will handle end-to-end site acquisition activities for wireless communications infrastructure and related equipment. The role requires someone based in or near a major airport and able to operate effectively in a remote work setup while coordinating with internal stakeholders, outside vendors, property owners, and local authorities.

Key responsibilities include building candidate information reports, negotiating land rights, preparing and reviewing legal transaction paperwork, and guiding zoning and permitting work through to completion. The position calls for strong knowledge of telecom site acquisition practices, jurisdiction-specific rules, and the ability to keep projects moving on schedule.

Core responsibilities

  • Develop candidate information reports that assess leasing, permitting, and land-use feasibility for prospective wireless sites.
  • Negotiate lease and easement agreements with property owners to secure the necessary site rights.
  • Draft, review, and proof transaction documents such as leases and easements before legal review.
  • Examine title reports to identify ownership details, encumbrances, easements, and other issues that may affect site viability.
  • Speak with zoning and permitting contacts to determine approval requirements for wireless facility installations.
  • Coordinate and oversee outside vendors, including environmental, architectural, engineering, and title search partners, so transactions are completed within target timelines.
  • Prepare and file zoning and permitting applications, then track progress to ensure all local rules and submission requirements are met.
  • Respond to requests from jurisdictions by collecting any added information or supporting documents needed during review.
  • Manage collocation applications through the Notice to Proceed stage.
  • Attend meetings with landlords, municipalities, HOAs, design review boards, and neighborhood groups to address issues and maintain compliance.
  • Confirm and secure Enhanced 911 addresses so they meet regulatory standards.
  • Take on additional assignments and special projects as business needs require.
  • Follow company policies and all applicable laws while carrying out assigned duties.

Additional working conditions

Requirements

  • Must live in or around Atlanta, Georgia.
  • A four-year degree is required, or equivalent professional experience in a relevant field.
  • At least 5 years of experience in telecommunications, specifically in site acquisition, permitting, and leasing.
  • Strong negotiation and communication abilities for working with property owners, vendors, and internal teams.
  • Experience preparing legal transaction documents such as leases and easements, with the ability to collaborate with legal teams.
  • Working knowledge of title reports, ownership issues, encumbrances, and site feasibility review.
  • Understanding of zoning and permitting procedures, including interaction with local agencies to satisfy jurisdictional requirements.
  • Project management experience, especially in coordinating external vendors and milestone-based deliverables.
  • Ability to manage several projects at once, work independently, and meet deadlines.
  • High attention to detail and strong organization when handling legal and regulatory documentation.
  • Valid driver’s license, active car insurance, and current vehicle registration, plus the ability to travel 20% to 40% of the time.

Preferred background

  • Experience supporting wireless communications facility builds and related telecom regulatory requirements.
  • Ability to manage collocation filings from kickoff through Notice to Proceed.
  • Familiarity with Enhanced 911 addressing requirements and compliance practices.

  • Advanced project coordination skills with experience supervising internal and external contributors.
