Job description
Role overview
This opportunity is with a major asset owner and operator known for a significant presence across hospitality, leisure, and mixed-use properties. The position is for a Senior Project Director at AVP level, focused on leading building improvement and renovation programs.
The role calls for ownership of end-to-end addition and alteration (A&A), refurbishment, and asset enhancement initiatives within an active, operating environment. Success in this position depends on solid project governance, strong coordination across stakeholders, and the ability to manage complex works while keeping disruption to day-to-day operations to a minimum.
Key responsibilities
- Direct building enhancement, renovation, and A&A assignments from the planning stage through delivery and final handover.
- Guide internal project staff, consultants, and contractors to maintain alignment and keep execution on track.
- Prepare detailed project plans covering scope, schedules, staffing, sourcing approach, and risk controls.
- Oversee budgets, cost management, and financial updates so that spending stays within approved limits.
- Make sure all work complies with statutory obligations, construction codes, and safety expectations.
- Spot project risks and limitations early, then apply practical mitigation measures to protect timeline, quality, and business continuity.
- Control changes to scope, schedule, and budget through formal approval and governance workflows.
- Coordinate with operations, facilities, consultants, and external authorities to support timely decisions and smooth delivery.
Requirements
- At least 15 years of relevant experience in general building works, refurbishment, renovation, and A&A projects.
- Academic training in Building, Construction, Engineering, or a related field.
- Strong practical understanding of A&A project execution, building systems, construction techniques, materials, and current market practices.
- Demonstrated success delivering projects in live environments such as hospitality, mixed-use properties, large estates, or commercial facilities.
- Ability to lead cross-functional teams and manage large, complex assignments effectively.
- Clear knowledge of regulatory and statutory obligations in a structured operating setting.
- Excellent communication and stakeholder coordination skills, paired with a high level of professionalism and integrity.
