Role Overview
This opening is for a Senior Manager in the CAS team within the GCS practice, focused on Real Estate Accounting for U.S. portfolios. The position is responsible for overseeing accounting operations end to end, ensuring accurate reporting, managing close cycles, improving processes, and working closely with U.S. stakeholders across property management, asset management, treasury, FP&A, and corporate finance.
The role is key to expanding India-based delivery for U.S. real estate clients by building scalable operating models, strengthening offshore-onshore collaboration, and delivering consistent quality while protecting margins and supporting growth. It also requires deep knowledge of U.S. GAAP, lease and real estate accounting, financial reporting, reconciliations, controls, and people leadership in a fast-paced global environment.
The company is also in the early stage of its SAP S/4HANA Public Cloud journey and is looking for someone who can help move the platform beyond basic functionality by improving automation, workflow efficiency, and overall system value.
Key Responsibilities
- Direct the full accounting cycle for a portfolio of U.S. real estate entities and properties.
- Review and sign off on monthly, quarterly, and annual financial statements.
- Ensure correct treatment of rental income, straight-line rent, lease incentive amortization, expenses, accruals, prepaids, fixed assets, depreciation, CIP capitalization, interest capitalization under ASC 835-20, lease accounting under ASC 842, above/below-market lease intangibles under ASC 805, impairment testing under ASC 360, tenant recoveries, CAM reconciliations, and construction/development accounting.
- Manage intercompany entries and consolidation activities.
- Support joint venture and fund accounting, including GP/LP allocations, waterfall distributions, preferred return, promote, IRR, equity multiple reporting, and related fund calculations.
- Support REIT compliance requirements such as the 75/95 income tests and distribution rules, along with NAV reporting where applicable.
- Ensure adherence to U.S. GAAP, internal policies, and reporting obligations.
- Own month-end, quarter-end, and year-end closing activities.
- Drive timely completion of journal entries, reconciliations, variance analysis, and reporting outputs.
- Review balance sheet reconciliations and ensure outstanding items are resolved quickly.
- Track close calendars and enforce SLA commitments across teams.
- Lead the global delivery model for U.S. stakeholders with a focus on scale, quality, and efficiency.
- Strengthen collaboration between U.S. and India teams to support shared ownership and smooth execution.
- Lead major transitions from the U.S. to India, including planning, knowledge transfer, and post-transition stabilization.
- Design delivery models that can handle business expansion and seasonal volume swings.
- Build capacity-planning frameworks aligned to business pipelines and growth needs.
- Monitor quality metrics such as error rates, rework, and SLA performance.
- Use RACI structures and dashboards to reinforce accountability across teams.
- Run continuous improvement efforts using root-cause analysis and action tracking.
- Lead and coach accounting managers, senior accountants, and analysts.
- Set goals, hold coaching discussions, and support succession planning.
- Promote a high-performance culture centered on quality and ownership.
- Support hiring, onboarding, and capability-building activities.
- Partner with U.S.-based controllers, asset managers, property managers, and finance leaders.
- Serve as the main escalation contact for accounting and reporting issues.
- Present financial results, trends, and operational insights to senior leadership.
- Contribute to client satisfaction and retention through strong delivery.
- Coordinate internal and external audit activities.
- Strengthen internal controls and proactively identify and reduce risks.
- Drive standardization, automation, and process improvement initiatives.
- Use ERP and property accounting systems to improve efficiency and reporting accuracy.
- Develop and monitor KPIs, productivity metrics, and quality measures.
Requirements
- Strong hands-on experience in U.S. accounting and financial reporting, especially in real estate environments.
- Deep knowledge of U.S. GAAP and property/lease accounting concepts.
- Working understanding of month-end close, reconciliations, variance analysis, and reporting controls.
- Experience with intercompany accounting, consolidations, and joint venture/fund structures.
- Familiarity with REIT compliance, NAV reporting, and real estate-specific calculations is preferred.
- Proven ability to lead teams in a global delivery setup.
- Experience managing transitions, process standardization, and continuous improvement work.
- Ability to coordinate across U.S. and India teams and communicate effectively with senior stakeholders.
- Comfort with ERP and property accounting systems, including using technology to improve workflow and output quality.
- Strong leadership, coaching, accountability, and stakeholder-management skills.
