Role overview
Qiddiya Investment Company is looking for a seasoned Senior Commercial Manager to oversee the commercial side of residential development work within the Qiddiya project. This position plays a key part in making sure residential initiatives stay commercially sound, deliver strong value for stakeholders, and support the wider ambitions of the program.
The role focuses on shaping commercial direction, improving financial outcomes, and handling contractual commitments with care. You will partner with cross-functional teams to keep delivery efficient, study market trends, and spot opportunities for growth in the residential segment.
Key responsibilities
- Oversee commercial planning and day-to-day execution across residential development projects.
- Create, roll out, and track commercial strategies that strengthen profitability and help achieve financial targets.
- Carry out market analysis and feasibility assessments to guide project decisions.
- Build, review, and manage project budgets, forecasts, and cash flow plans.
- Handle contract negotiations and sustain effective working relationships with contractors, suppliers, and other stakeholders.
- Spot commercial and delivery risks early, then put controls in place to reduce exposure.
- Work closely with project teams so delivery stays aligned with timelines and quality expectations.
- Guide and develop junior commercial team members while encouraging high performance and professional development.
Requirements
- A bachelor’s degree in Quantity Surveying, Business, Finance, Real Estate, or a similar discipline; professional certifications are considered an advantage.
- At least 9 to 12 years of commercial management experience, specifically within residential projects.
- Membership of the Royal Institution of Chartered Surveyors.
- Strong understanding of finance, including budgeting and financial evaluation.
- Proven ability to negotiate contracts and manage intricate agreements.
- Solid analytical thinking and problem-solving capability.
- Leadership and people-management strength, along with clear communication skills.
- Highly organized, detail-focused, and able to balance several projects at the same time.
- Comfort using commercial management systems and project management tools.
