Role overview
Royal Holiday Homes is looking for a seasoned Revenue Management Specialist to steer pricing and revenue performance for a growing collection of holiday homes and serviced apartments in the UAE. Based in Abu Dhabi, this full-time position focuses on lifting occupancy, ADR, RevPAR, profitability, and overall portfolio results through data-led pricing, forecasting, market analysis, and channel strategy across multiple booking platforms.
The right person will have practical experience in the Holiday Homes / Short-Term Rental sector and a strong interest in using analytics, technology, and commercial thinking to grow revenue.
Revenue management responsibilities
- Create and run dynamic pricing approaches across the portfolio.
- Improve occupancy, ADR, RevPAR, GOP, and total profitability.
- Track booking pace, demand shifts, competitor rates, and broader market movement.
- Apply pricing tactics based on seasonality, events, and demand changes.
- Fine-tune minimum-stay rules, last-minute rates, and length-of-stay controls.
Distribution and channel management
You will oversee pricing, inventory, and channel performance across key distribution platforms such as Airbnb, Booking.com, Expedia, Agoda, VRBO, and Google Vacation Rentals.
- Maintain rate consistency and correct inventory across channels.
- Improve listing performance and contribution from each channel.
- Spot and act on opportunities to grow direct bookings.
- Review OTA visibility and conversion results regularly.
Market intelligence
- Carry out competitor benchmarking and rate shopping.
- Monitor local demand drivers including Formula 1 Abu Dhabi Grand Prix, concerts, conferences, exhibitions, sporting events, public holidays, and school holidays.
- Build demand forecasts and pricing guidance based on market conditions.
- Use market intelligence tools to support pricing decisions.
Reporting and analytics
- Prepare weekly and monthly reports covering occupancy, ADR, RevPAR, revenue growth, booking pace, lead time, booking window, cancellation trends, channel mix, and market performance.
- Share practical insights and recommendations with senior leadership.
Systems and revenue technology
- Manage and optimize revenue tools such as RMS, PMS, channel managers, and dynamic pricing platforms.
- Identify automation opportunities that improve efficiency and pricing precision.
Strategic planning
- Support annual budgeting and revenue forecasting.
- Design pricing plans for new property launches.
- Recommend actions that improve portfolio profitability.
- Contribute to market expansion and revenue growth initiatives.
- Work closely with Operations, Sales, Marketing, and Guest Experience teams.
Requirements
- At least 3 years of experience in revenue management.
- At least 2 years of experience in Holiday Homes, Vacation Rentals, or Short-Term Rentals.
- Strong working knowledge of dynamic pricing, yield management, revenue optimization, demand forecasting, occupancy management, ADR, and RevPAR.
- Advanced Microsoft Excel skills along with strong analytical ability.
- Excellent communication and presentation skills.
- Commercial awareness and a highly analytical mindset.
- Experience with tools such as PriceLabs, Beyond Pricing, Wheelhouse, AirDNA, Lighthouse, OTA Insights, PMS platforms, and channel managers is preferred.
- Knowledge of the Abu Dhabi and Dubai STR markets is an added advantage.
- Experience handling portfolios of 50 to 100+ units is preferred.
- Bachelor's degree in Hospitality Management, Business, Finance, Economics, or a related discipline is preferred.
