Job description

Position Summary

Based in Welland, Ontario, the Resident Manager will oversee the everyday functions of designated apartment complexes. This role encompasses tenant leasing, handling clerical work, conducting light maintenance and cleaning tasks, and ensuring excellent tenant relations.

Key Duties

  • Promote available units via advertising and tenant showings, respond to rental inquiries, screen applications, conduct credit checks, coordinate approvals with the Head Office, and finalize leasing agreements while documenting all tenant interactions.
  • Oversee rent collection and tenant communications, manage rental queries, handle tenant follow-ups, deliver necessary notices, remain accessible during business hours and emergencies, and organize community tenant activities.
  • Maintain fire safety documentation and plans, complete relevant paperwork, monitor rent collection accuracy, and assist with property audits.
  • Perform administrative tasks such as managing receipts, organizing quotes and purchase orders, document incidents, and correspond via email and fax.
  • Ensure property upkeep by cleaning shared spaces, managing maintenance requests, performing minor repairs, supervising contractors, and maintaining outdoor areas through seasonal tasks like snow removal, ground clearing, and garden care.

Qualifications

  • Completion of high school or a minimum of five years pertinent experience.
  • Possession of a valid driver's license with a clean record and vehicle insurance as necessary.
  • Proficiency with computer programs including Microsoft Word, Excel, and email/web navigation.
  • Familiarity with local regulations, industry standards, municipal by-laws, and provincial legislation such as the Residential Tenancy Act, Building and Fire Codes, and the Occupational Health and Safety Act is advantageous.
  • Physical ability to lift up to 50 lbs, and perform activities requiring bending, pushing, pulling, and stair navigation.

  • Work schedule includes rotating shifts with weekends and on-call availability.
  • Annual salary of $44,000 covers rent for an employer-provided apartment; utilities and parking are included.
