About the Role

As a Property Manager at YMP Real Estate Management, LLC, you will serve as the primary business leader overseeing a multi-family residential or commercial community. Collaborating with a Regional Manager, you will be responsible for the overall property operations including leasing processes, tenant engagement, maintenance oversight, renovation projects, budget planning, expense management, and rent collection. Your role includes conducting market research, inspections, and budgetary analysis to ensure financial targets are met through effective marketing strategies, income collection, and operational forecasting.

Key Responsibilities

  • Conduct regular property inspections on daily, weekly, monthly, and quarterly schedules.
  • Supervise a Maintenance Supervisor and maintenance team handling building systems, tenant requests, and preventive upkeep.
  • Oversee daily property operations, including emergency response available 24/7.
  • Support Leasing Representatives in marketing and sales efforts to maintain full occupancy and tenant retention.
  • Engage with tenants proactively to resolve tenancy issues and enhance satisfaction.
  • Interpret legal documents and manage contract service agreements.
  • Administer rent collection procedures and manage delinquency follow-ups.
  • Enforce lease agreements and community rules consistently.
  • Communicate technical and financial details effectively with maintenance teams, tenants, and senior management.
  • Plan, schedule, and execute property-related projects.
  • Manage operating expenses and monitor budget adherence.
  • Analyze and report monthly and annual budget variances, and participate in annual budget preparation.
  • Evaluate and negotiate contracts for services utilized by the property.
  • Recruit, interview, hire, supervise, and train onsite staff.
  • Implement and manage safety programs including fire safety and emergency procedures.
  • Maintain thorough time and attendance records for employees.
  • Ensure building security protocols are followed and properly document and report incidents.
  • Perform any additional duties as required by management.

Qualifications and Experience

  • Minimum three years managing properties, specifically multifamily communities with over 150 units; professional designations such as CPM or CAM are advantageous.
  • At least a high school diploma required; bachelor’s degree is preferred or equivalent work experience.
  • Experience managing conventional and workforce housing, including Class C-level assets.
  • Familiarity with the Section 8 Housing Choice Voucher program, tenant certification processes, HAP contracts, and working with Housing Authorities.
  • A proven track record of increasing revenue and reducing tenant delinquencies.
  • Strong financial skills including budgeting, variance reporting, and revenue management.
  • Experienced in supervising and training office and maintenance personnel onsite.
  • Proficient in Microsoft Office suite (Excel, Word, PowerPoint, Outlook).
  • Hands-on experience with Yardi Voyager 8 including staff training on system use.
  • Excellent customer service, communication abilities, and interpersonal skills.
  • Capability to multi-task effectively in a fast-paced environment and willingness to meet the role’s demands at all times.
  • Possession of a valid driver’s license and reliable transportation.
  • Demonstrable leadership, staff development, and team-building skills.
  • Comprehensive understanding of property operations, leasing procedures, maintenance management, and basic marketing tactics.
  • Strong communication skills, both written and verbal, to clearly report property status and budget variances to management and ownership.

  • Ability to read and comprehend business materials, technical instructions, and governmental regulations.
  • Competency in writing reports, correspondence, and procedural manuals.
  • Comfort presenting information clearly and answering questions to various stakeholders including managers, owners, clients, and the public.
  • Strong math skills relevant to calculating percentages, interest, commissions, and basic accounting principles.
  • Problem-solving skills with the ability to analyze data, establish facts, and draw conclusions.

Physical and Work Environment

The role requires frequent lifting of up to 10 pounds and occasional lifting of up to 25 pounds. Routine activities include talking, hearing, standing, walking, sitting, and occasional manual tasks such as reaching, climbing, stooping, kneeling, crouching, or crawling. The environment typically has moderate noise levels. This position primarily takes place onsite at the assigned property, with some local travel to corporate offices or for meetings and market surveys.
