Job description
Role overview
This position is a senior-level leadership role within CBI Construction Services’ project management group. The person in this role works in close coordination with the preconstruction and field operations teams to help ensure that company standards for safety, quality, scheduling, and budgeting are consistently met across projects under CBI’s management or construction.
The role reports directly to the Senior Project Manager.
Key responsibilities
- Own all aspects of each project, including budgets, scopes, subcontracts, schedules, and communication with clients and owners.
- Partner with the preconstruction team, Senior Project Manager, Capstone’s development team, and the design team to improve product design, increase efficiency, address recurring design issues, and identify value engineering opportunities.
- Support the development of more efficient and affordable product types for future opportunities, including student housing, senior housing, acquisition/rehab, and conventional multifamily projects.
- Review drawings and specifications in detail to define project requirements and scope, and provide quantity takeoffs when needed.
- Work with the Senior Project Manager and VP of Operations to build a project schedule aligned with ownership’s delivery goals and monitor milestone progress throughout the project lifecycle.
- Coordinate with preconstruction on trade partner negotiations for labor, equipment, materials, and general conditions items.
- Help preserve the intent and scope of the original estimate through buyout and construction.
- Move buyout activities forward with urgency.
- Prepare, issue, and execute subcontracts and purchase orders.
- Review and approve invoices and pay applications.
- Evaluate and negotiate change orders.
- Keep project budgets updated on a weekly basis.
- Provide required weekly reports to project ownership and Capstone’s development team.
- Manage product submittals, submittal logs, shop drawings, and substitution requests with trade partners, suppliers, consultants, and owner representatives.
- Track and maintain the Requests for Information (RFI) log throughout the project.
- Follow CBI’s established procedures and workflows.
- Work with field operations to build and maintain project action item lists and drive completion of action items.
- Coordinate with corporate and field personnel to support safety, insurance, and OSHA compliance requirements.
- Attend trade partner progress meetings on-site when required.
- Work with the Senior Project Manager, Director of Field Operations, and superintendents to identify and resolve trade partner and production issues during construction.
Requirements
- Bachelor’s degree in Construction Management or a related discipline.
- At least 5 years of professional experience covering the full construction management cycle, from preconstruction through closeout, with both design and technical exposure.
- Strong understanding of how different design disciplines coordinate and what each requires.
- Experience sequencing construction phases and stages.
- Strong analytical and problem-solving ability, including the capacity to develop practical and original solutions.
- Excellent written and verbal communication skills.
- Highly organized, self-driven, enthusiastic, detail-oriented, and adaptable.
- Strong commercial awareness and business judgment.
- Ability to interact professionally and effectively with a wide range of people in both business and social settings.
- Ability to interpret architectural drawings, consultant drawings, specifications, and detail documents.
- Comfort working collaboratively with peers, supervisors, and direct reports under tight deadlines.
- Computer proficiency, including MS Excel, MS Project, and other construction software such as Bluebeam, Procore, and Primavera P6.
- Respectful and responsible handling of company resources.
- Frequent travel to and from project locations for meetings and site visits.
- Availability to work beyond a standard Monday-to-Friday, 8:00 AM to 5:00 PM schedule when project demands require it.
- Ability to operate office equipment for communication and documentation.
- Good visual ability to perform the duties of the role.
