Job Overview

The Project Manager oversees the comprehensive management of construction and interior fit-out projects, ensuring timely, budget-conscious, and quality completion. This role demands effective collaboration with clients, consultants, vendors, subcontractors, designers, and site engineers to guarantee successful project outcomes.

Key Responsibilities

• Develop detailed project execution plans prior to launch.
• Create and manage project schedules and milestone timelines.
• Allocate resources, including manpower, materials, equipment, and subcontractors.
• Identify potential risks and establish mitigation strategies.
• Simultaneously handle multiple projects, ensuring site work aligns with approved drawings and technical standards.
• Track daily progress and oversee diverse construction activities: civil, electrical, plumbing, HVAC, fire fighting, false ceiling, flooring, painting, carpentry, glazing, and finishes.
• Address technical challenges promptly to avoid delays.
• Maintain regular client communication through meetings, progress updates, and handling inquiries and approvals.
• Manage change orders and variations efficiently, preserving customer satisfaction.
• Lead site engineers and supervisors by distributing tasks, conducting weekly reviews, monitoring productivity, and mentoring junior staff.
• Select and supervise subcontractors in coordination with management, monitoring quality, verifying invoices, and ensuring adherence to schedules.
• Coordinate procurement activities to ensure timely availability of materials, prevent shortages, and reduce waste.
• Track and control project budgets, labor, and material expenses while identifying cost-saving measures and avoiding scope creep.
• Ensure quality compliance via inspections, snag listing, and corrective actions to deliver snag-free handovers.
• Promote safety compliance, organize toolbox talks, enforce PPE usage, and report any incidents immediately.
• Maintain comprehensive documentation such as daily and weekly progress reports, site instructions, material usage, labor attendance, client meeting records, billing, and completion reports.
• Verify running account bills, prepare billing schedules, follow up on payments, and ensure project profitability.
• Coordinate project handover activities including snag rectification, testing, commissioning, preparation of as-built drawings, obtaining completion certificates, and final client handover.

Technical Skills

• Expertise in interior fit-out execution and civil construction.
• Proficient in project scheduling and BOQ comprehension.
• Strong quantity verification and billing capabilities.
• Experience in vendor management, quality control, and budget oversight.
• Material planning, contract administration, and risk management knowledge.
• Familiarity with AutoCAD and project management software such as Microsoft Project, Procore, or Monday.com.
• Advanced skills in Microsoft Excel, Word, PowerPoint, and Google Workspace.
