Role Overview
This position is for an experienced procurement specialist who will handle civil, building, and engineering capex sourcing for industrial and infrastructure projects in Bengaluru. The role covers RCC structures, PEB works, PIR panels, industrial buildings, and related infrastructure packages, with responsibility for end-to-end procurement, vendor development, contract finalization, and commercial control.
Key Responsibilities
- Manage procurement for civil and infrastructure scope across buildings, RCC and structural works, PEB, finishing packages, external development, utility networks, ETP, and allied infrastructure.
- Source and negotiate for PEB structures, PIR panels, FG, industrial sheds, and engineering capex items tied to civil scope.
- Finalize civil consultants and align their scope with project requirements.
- Build and execute contracting strategies using item-rate, lump-sum, EPC, and package-based models.
- Review BOQs, carry out cost benchmarking, and apply value engineering to improve project economics.
- Track market rates and price trends for civil and commodity inputs to support negotiation decisions.
- Develop vendors and contractors while managing commercial discussions and strategic sourcing activities.
- Improve the PR-to-PO cycle in SAP MM through coordination with cross-functional teams.
- Assess contract risk, structure legal clauses, and ensure procurement governance and audit readiness.
- Support working capital optimization through disciplined payment terms and procurement controls.
- Work closely with project, engineering, consultant, and site teams to align procurement with execution.
- Maintain open PO tracking, delivery schedules, GRN follow-ups, certifications, and invoice coordination.
- Prepare project-wise procurement reports, cost tracking updates, and performance reviews.
Professional Background
The ideal candidate should bring strong experience in civil and project procurement for industrial buildings, warehouses, breweries, and large-scale infrastructure programs. Prior exposure to contractor finalization, techno-commercial evaluations, consultant onboarding, and multi-location project execution is important.

Commercial and Contracting Scope
The role includes handling civil contracting models such as item-rate, lump-sum, turnkey, and EPC arrangements. It also involves drafting and closing commercial terms covering payment milestones, liquidated damages, variation and change-order clauses, retention and performance guarantees, and liability allocation. Contracts are expected to be fully aligned before purchase order release.
Compliance and Process Expectations
Procurement activities must follow SHINE-based vendor due diligence, supplier code requirements, and audit standards. The role also requires accurate PO creation, tracking of service entries and deliveries, and adherence to internal procurement discipline.
Financial and Working Capital Focus
Success in this role depends on delivering measurable savings through strategic sourcing, should-cost analysis, and benchmarking. Payment term discipline is also important, including target terms of up to 45 days for MSME vendors and up to 120 days for non-MSME vendors, along with validation and tracking of all realized savings.
Tools and Systems
Daily work will involve SAP MM for PR, PO, GRN, service entry, and vendor management, along with planning tools, BOQ analysis tools, costing sheets, and procurement analytics/reporting formats.
