About the Role
Hawthorne Residential Partners is seeking a reliable, self-driven, and practical maintenance professional who enjoys working with their hands and helping keep residential communities neat, safe, and inviting. This position is designed for someone who wants to build a long-term career, gain exposure to property maintenance, and develop new technical skills through on-the-job learning.
As a Maintenance Technician I, you will support the day-to-day upkeep of the community, with a strong focus on grounds care, common-area cleanliness, and basic maintenance support. This is an entry-level opportunity for candidates who are ready to start in apartment maintenance and grow within a supportive team environment.
Education, Experience, and License Requirements
A high school diploma or GED is required. Candidates should already have some familiarity with yard work and general facility upkeep. Prior experience of about one year in maintenance, repairs, or HVAC is preferred, though it is not mandatory. A valid driver's license is also required.
What You Will Do
Your work will support the presentation, safety, and readiness of the community. Duties include property cleaning, basic repairs, and preparation of vacant apartments for new residents.
- Clean the property thoroughly and remove litter, debris, and trash in line with company expectations.
- Keep breezeways and sidewalks clean, including pressure washing when needed.
- Maintain trash areas so receptacles stay organized and large items do not accumulate around the perimeter.
- Clean shared spaces such as the mailroom, pool area, fitness area, laundry room, clubhouse, and other common facilities.
- Replace trash bags, vacuum, sweep, mop, wash glass on windows and doors, clean coffee machines, and restock paper supplies.
- Help turn vacant apartments into move-in-ready homes by handling basic entry-level repairs and restoration work.
- Check community lighting and replace breezeway bulbs as needed.
- Support lock changes, fixture replacements, and other tasks that help prepare apartments for incoming residents.
- Carry out light painting on curbs, signposts, and similar surfaces when required.
- Keep the maintenance shop organized so inventory can be reviewed quickly and efficiently.
- Distribute notices and other communications to resident doors when needed.
- Assist with pool upkeep and related maintenance support.
- Work respectfully and professionally with residents, coworkers, vendors, and company team members while reflecting the company’s service culture.
Work Style and Scheduling
This role follows a Monday through Friday schedule, generally from 8:00 AM to 5:00 PM. You may also need to take part in an on-call rotation for after-hours emergencies and provide occasional help during resident events.
