Job description
Role Overview
We are looking for an experienced Liaisoning Architect with specialized knowledge in Slum Rehabilitation Authority (SRA) projects. This position involves preparing redevelopment proposals, coordinating with government bodies, and managing regulatory approvals in compliance with Development Control and Promotion Regulations (DCPR).
Key Responsibilities
- Draft and submit SRA proposals, feasibility analyses, and redevelopment project plans.
- Engage and communicate with SRA, Municipal Corporation of Greater Mumbai (MCGM), Mumbai Metropolitan Region Development Authority (MMRDA), and other statutory authorities to secure timely approvals.
- Oversee documentation processes including Letter of Intent (LOI), Intimation of Approval (IOA), Commencement Certificate (CC), and Occupation Certificate (OC).
- Collaborate with housing societies, consultants, and onsite teams to facilitate smooth project implementation.
- Ensure all activities comply with Development Control and Promotion Regulations (DCPR) 2034 and related legislation.
- Offer architectural and technical guidance throughout project development phases.
Specific SRA Responsibilities
- Lead the sanctioning procedures involving LOI, IOA, and CC from the Slum Rehabilitation Authority.
- Manage and validate documents such as Annexure-II and other key eligibility paperwork.
- Serve as the principal liaison at SRA headquarters, Collector's office, and municipal agencies, resolving complex stakeholder matters through effective negotiation.
- Guarantee that project designs optimize the Floor Space Index (FSI) and incentives per SRA regulations (e.g., Regulation 33(10)) while maintaining technical feasibility.
- Track and accelerate approval workflows by identifying delays and enhancing processing times.
Required Qualifications and Experience
- Proven, hands-on experience in managing SRA redevelopment projects end-to-end, including achievement of Occupation Certificates.
- Thorough knowledge of SRA Development Control Regulations, circulars, and recent updates in rehabilitation law.
- Sharp analytical and ethical problem-solving capabilities to address unique challenges in slum rehabilitation that go beyond automated solutions.
