Role overview

Pier 4 is seeking an Analyst, Investments to help evaluate and execute investment opportunities across its expanding multi-family residential portfolio. The position is central to underwriting, financial analysis, due diligence, and the creation of materials that support investment decisions and investor communications.

Reporting to the Manager, Investments, the analyst will gather information, conduct research, prepare detailed financial and sensitivity analyses, and assist with acquisition, disposition, and financing work throughout the portfolio.

Key responsibilities

  • Support underwriting, analysis, due diligence, and the structuring of debt and equity for acquisitions, dispositions, and refinancing transactions.
  • Develop strong financing presentations and confidential information memorandums, and take part in lender presentations.
  • Help coordinate acquisitions, dispositions, and financing work, including pipeline tracking, transaction summaries, rent analysis, zoning checks, environmental risk review, and building condition assessments.
  • Carry out detailed financial analysis and research on prospective investments using modeling to test opportunities against company criteria and support recommendations.
  • Design, update, and manage complex financial models used for forecasting and decision-making.
  • Prepare investment briefs, recommendations, and presentation materials for senior leadership.
  • Assist the Manager, Investments with due diligence coordination and verification, including financial review, property tax analysis, rent surveys, lease audits, and third-party reports.
  • Contribute to review of new deals and development opportunities, and work with internal and external partners to support cash flow assumptions.
  • Examine leases, loan documents, contracts, and letters of intent.
  • Provide information for quarterly investor marketing materials.
  • Review monthly property-level financial performance to identify trends and assess results.
  • Support the asset management team by spotting operating issues and opportunities to improve financial performance.
  • Research market indicators such as rents, sale prices, capitalization rates, and other real estate metrics.
  • Develop and maintain relationships with real estate professionals to remain current on market movement and investment activity.
  • Assist with special initiatives and ad hoc tasks as needed.

Requirements

  • Excellent analytical ability with the capacity to review, synthesize, and assess large amounts of information accurately and with strong attention to detail.
  • Strong written and spoken communication skills.
  • Proficiency in creating, maintaining, and refreshing advanced financial models in Microsoft Excel.
  • Ability to work under tight timelines while preserving accuracy.
  • Collaborative, team-focused approach with the ability to work effectively with others.
  • Commitment to continuous personal and professional growth.
  • Completion of a post-secondary degree in finance, accounting, or economics; graduate-level education is an advantage.
  • Completion of, or active progress toward, a designation such as CFA, CPA, or AACI.
  • At least 2 years of relevant real estate experience.
  • Strong background in financial modeling.
  • Advanced skills in Excel, Word, and other Microsoft Office applications.
  • Willingness and ability to work outside standard business hours when necessary.
