About the role

AW Property Co. is a fully integrated real estate investment firm focused on acquiring, improving, and operating medical office assets across high-growth markets in the United States Sunbelt. The company is hiring an organized, analytical Investment Analyst to join its North Palm Beach, Florida headquarters. This role supports healthcare investment underwriting for AW’s real estate funds and also contributes to dispositions, portfolio asset management, and investor relations.

Reporting structure

The position reports to the Vice President, Investments. There is no supervisory responsibility attached to this role.

Qualifications

Candidates should hold a bachelor’s degree in finance, business, accounting, economics, or real estate, along with at least two years of experience in real estate acquisitions, asset management, investment banking, or lending. The role calls for strong organization, sharp analytical ability, a solid grasp of real estate financial metrics, a detail-focused and process-oriented working style, and excellent written and verbal communication skills. Proficiency with Argus and Microsoft Office Suite is required.

Acquisitions

  • Support the identification of promising target markets and acquisition opportunities.
  • Help manage the pipeline database of prospective properties.
  • Reach out and communicate with owners, developers, brokers, and other referral contacts.
  • Analyze and underwrite potential acquisition opportunities.
  • Build financial models and return forecasts in Argus and Excel, including sensitivity analysis informed by market research.
  • Take part in acquisition pipeline discussions.
  • Contribute to Investment Committee materials and attend Investment Committee meetings.
  • Assist with negotiation work, including LOIs and purchase agreements.
  • Support end-to-end due diligence such as lease review, financial review, and market research.
  • Travel occasionally for property visits and market assessment.
  • Help move transactions to closing by coordinating with asset and property management teams, brokers, lenders, legal counsel, and other external partners.

Dispositions

  • Analyze and underwrite possible dispositions, including financial analysis and return projections.
  • Participate in disposition discussions.
  • Assist with Investment Committee presentations and meeting participation.
  • Help choose sale advisors and prepare or review sale-related materials.
  • Support due diligence activities for sales transactions.
  • Travel occasionally for on-site property tours.
  • Assist through the closing process.

Asset management

  • Track portfolio performance through ongoing financial analysis and monitoring of portfolio and property-level KPIs using AW’s proprietary asset management platform.
  • Keep Argus models current to support fund forecasting and valuations.
  • Contribute to internal property valuations using financial data, market conditions, and comparable information.
  • Help prepare monthly asset management reports, quarterly investment reports, and annual business plans.
  • Attend and participate in asset management meetings.

Investor relations

  • Support investor relations by helping answer investor questions, coordinating internal responses, and ensuring replies are prompt and complete.
  • Maintain the investor database and track interactions with prospective investors.
  • Assist in preparing and distributing investor communications such as letters, quarterly updates, tax forms, capital calls, and related notices.
  • Help plan and coordinate investor meetings, calls, webinars, and events.
  • Manage and expand use of the investor portal and CRM data system.
  • Assist in creating marketing and investment materials for prospective investors.
