Head of Real Estate

Job Overview

The role entails comprehensive management and oversight of real estate assets across Saudi Arabia and the GCC region, encompassing land sourcing, development, sales, and ongoing maintenance. The focus is on maximizing investment returns by formulating strategic business plans, analyzing market dynamics, coordinating with capital partners, and delivering performance reports. The position also serves as the key liaison among operational, acquisition teams, and co-investors regarding real estate assets.

Strategic Planning & Investment Support

• Assist the General Manager in shaping investment strategies by contributing insights on innovative product concepts, market intelligence, global trends, and potential future scenarios to optimize returns.
• Recommend capital-related actions such as asset sales or refinancing and supervise the execution of these events.
• Advise on real estate investment policies and strategies to align with local and international best practices and market trends.

Planning and Organizational Responsibilities

• Create yearly business plans, pricing strategies, and compensation frameworks for each asset.
• Work collaboratively with various teams to establish business plans, budgets, schedules, and execution tactics for each property.
• Develop the necessary tools and infrastructure to effectively perform asset management functions.
• Identify and recommend process improvements across the organization to reduce risks and enhance operational efficiency.

Real Estate Operations

• Lead due diligence processes for new property acquisitions, excluding fund-based investments, focusing on operational aspects.
• Manage daily task execution by the team, including plan adjustments, identifying value opportunities, controlling expenses, monitoring market conditions, revenue management, and staffing oversight.
• Collaborate with construction teams regarding project scopes, pricing, design, and execution of capital improvements while considering operational needs.
• Oversee retail leasing brokers and negotiate commercial leases for mixed-use properties.
• Manage cash flow planning related to capital improvements and distributions.
• Handle lease contracts, property registrations, and valuations.

Real Estate Development

• Oversee ongoing real estate development projects ensuring adherence to targeted budgets, timelines, and quality standards.
• Supervise facility management quality at properties, ensuring hygiene and safety requirements are met.

Sales Management

• Review and authorize real estate sales strategies and budgets ensuring alignment with overall company objectives.
