Head of Maintenance Management

About the Role and Organization

The Construction and Technology department is responsible for maintaining the optimal condition, preserving value, and developing the structural and technical infrastructure of all Messe München properties, including the exhibition grounds in Munich, the MOC Munich/Freimann, and the Technology Pavilion at the Poing construction center.

We are currently seeking a Head of Maintenance Management (Team Leader for Building Maintenance Management) to join our "Construction & Maintenance" department immediately. This position is offered as a permanent role, available either part-time or full-time.

Key Responsibilities

• Lead and manage the "Maintenance Management" team of four employees both technically and disciplinarily, continuously enhancing team performance.
• Ensure continuous operational readiness and sustainable preservation of the structural infrastructure at Messe München by implementing professional building maintenance management.
• Develop comprehensive maintenance concepts for systematic recording, prioritization, planning, and execution of tasks in close coordination with internal stakeholders and departments.
• Ensure compliance with maintenance objectives regarding cost, schedule, and quality; oversee all project phases from planning through awarding contracts to execution; and mitigate risks through structured reporting and escalation management.
• Manage budget determination, application, and monitoring aligned with economic and mid-term planning, ensuring strict adherence to approved budgets.
• Oversee the proper delegation of operator responsibilities in accordance with occupational safety regulations and ensure efficient property management, including space accounting, contract and document management, as well as the use of CAD, BIM, and CAFM systems, all while considering sustainability factors.

Candidate Profile and Requirements

• Completed higher education degree in architecture or civil engineering (Dipl.-Ing. or Master) with a focus on building management, building preservation, or comparable fields.
• Between 7 and 10 years of solid experience in planning and managing complex construction projects in both building and civil engineering sectors.
• Proven expertise in project leadership and in leading and developing project teams and employees.
• In-depth knowledge of building management and relevant legal regulations, standards, and guidelines (including HOAI, VOB, BayBO, DIN), with practical application skills.
• Proficiency in MS Office and project scheduling tools such as MS Project; ideally, experience with CAD software (e.g., AutoCAD) and CAFM systems.
• A structured, solution-focused management style coupled with excellent communication and social skills, motivation, assertiveness, and quick comprehension.
• Fluent in German at a professional level (C1/C2).
