Role overview
An expanding residential property company is hiring an experienced Property Maintenance Operative to look after a large portfolio of HMO and shared-living homes, mainly across South West London and other parts of London. The position offers a steady, long-term setup where each day brings a different mix of practical maintenance work.
The business wants someone who takes pride in good workmanship, enjoys varied tasks, and is comfortable with a permanent Monday to Friday schedule with fixed hours. Work will be arranged in advance, so you can focus on completing repairs to a high standard and supporting residents and the property management team.
This is not just a repair-focused role. The successful person will be expected to spot the underlying cause of maintenance issues, suggest sensible fixes, and communicate clearly so the wider portfolio continues to run smoothly.
Working pattern and package
Location: South West London, covering properties across London
Hours: Monday to Friday, 9:00am to 6:00pm
Holiday: 20 days plus Bank Holidays
Salary: £35,000 to £40,000 depending on experience
Key duties
- Carry out routine property upkeep and repair work across multiple residential sites.
- Handle basic plumbing, carpentry, and decorating tasks.
- Complete patch repairs, silicone work, and room refreshes between tenancies.
- Replace everyday fixtures and fittings such as locks, handles, shower heads, toilet seats, blinds, furniture, and light fittings.
- Assess faults, identify the likely cause, and advise on the most suitable remedy.
- Record completed work clearly, including photos and videos, through the company’s maintenance platform.
- Work professionally with residents, landlords, contractors, and council inspectors when needed.
- Flag maintenance concerns connected to HMO compliance, including fire doors and shared communal areas.
Candidate profile
The ideal applicant already has experience in property maintenance, facilities, or another multi-trade environment and is confident working independently across several locations.
You should be able to handle a broad range of practical tasks, communicate well with others, and manage your time effectively while moving between properties.
