Job Overview
We are seeking experienced professionals to fill the role of General Manager responsible for overseeing multiple property sites, including newly constructed apartments, in the Victoria, TX area. The ideal candidate will lead on-site property teams to meet property owners’ goals by ensuring properties are properly maintained and fully leased. This role involves analyzing market conditions and crafting strategies aligned with the owners’ objectives to maximize property performance. The General Manager will also be responsible for preparing and executing budgets in line with the financial targets set by property owners.
Key Responsibilities
- Manage and direct multiple residential property sites with a focus on new construction and lease-up phases.
- Motivate and lead on-site property teams to achieve operational excellence and tenant satisfaction.
- Assess local real estate markets to formulate effective leasing and operational strategies.
- Develop and implement property budgets that align with owner financial goals.
- Ensure properties are maintained to high standards to preserve asset value.
Required Competencies and Qualifications
- Preferred 3 to 5 years of experience in property management at a supervisory level.
- At least 2 to 4 years of hands-on experience with new construction projects and leasing in conventional and/or affordable housing sectors.
- College degree preferred or equivalent professional experience.
- Certified Property Manager (CPM) designation preferred.
- Strong organizational prowess, analytical thinking, and meticulous attention to detail.
- Financial expertise including budget preparation, expense management, purchase order and vendor approval, alongside income and expense report analysis.
- Proven success in leasing and lease-up activities.
- Exceptional leadership capabilities coupled with the ability to foster teamwork.
- Excellent interpersonal communication and collaboration skills.
- Ability to juggle multiple responsibilities and projects effectively.
- Outstanding presentation skills.
