Role overview

This opportunity is for a Foreclosure Specialist II in the United States, supporting a partner organization that handles the hiring process and all follow-up steps. The position focuses on moving mortgage foreclosure matters from referral through final resolution while keeping actions aligned with investor rules and regulatory obligations.

You will work across legal, operational, and servicing functions to keep cases on track, reduce avoidable delays, and help resolve issues that arise during the foreclosure process. The role calls for a high degree of precision, strong communication, and disciplined follow-through in a heavily regulated setting.

In this position, you will also help with litigation support, title-related issue resolution, investor reporting, audit preparation, and compliance monitoring across multiple foreclosure portfolios. The work has a direct effect on foreclosure efficiency, risk control, and the successful handling of complex mortgage assets.

Responsibilities

  • Oversee assigned mortgage loan portfolios throughout the foreclosure journey, from referral to post-foreclosure stages, while spotting holds, blockers, and required next steps.
  • Work with foreclosure attorneys to address delays, disputed matters, and title concerns that affect case movement.
  • Share regular status information with investors and help prepare materials needed for audits and regulatory responses.
  • Create and maintain operational reporting such as scorecards, exception logs, and workflow tracking summaries.
  • Make sure timelines tied to investor requirements are met, including FHA and VA expectations for foreclosure and eviction activity.
  • Examine case documents, prepare bidding guidance, and support foreclosure sale execution in line with investor instructions.
  • Conduct equity reviews and assist with determining whether a charge-off may be appropriate in applicable situations.
  • Handle invoices, payment submissions, and backup documentation related to foreclosure expenses.
  • Manage legal mail distribution, monitor email queues, and help coordinate internal workflow to reduce risk exposure.
  • Support quality control checks, compliance safeguards, and audit-readiness efforts.

Requirements

  • At least 1 year of experience in default servicing or a related area such as collections, REO, or loss mitigation; 3 years is preferred.
  • A combined background of education and work experience totaling at least 3 years in a relevant field.
  • Working knowledge of mortgage products, foreclosure procedures, and basic review of legal documents.
  • Careful, detail-oriented work style with the ability to manage several deadlines and compliance obligations at once.
  • Strong written and spoken communication skills for coordination with attorneys, investors, and internal teams.
  • Comfort using Microsoft Word, Excel, and other standard office applications.
  • Solid analytical and troubleshooting ability, with an organized and structured approach to work.
  • Ability to collaborate well in a team setting and maintain a proactive, positive mindset.
  • Preferred experience in bank systems, foreclosure litigation workflows, or home equity lending products.
