About the Company

Our client is a private equity real estate investment and operating firm specializing in acquiring, repositioning, and managing "core-plus" and "value-add" income-producing properties, with a dedicated focus on the student housing market. The team consists of experienced professionals with significant expertise in real estate acquisition and management across various sectors.

Role Overview

The firm is looking for a Director of Property Operations to manage the performance of its student housing portfolio via its internal property management platform. This leadership position will ensure that properties perform efficiently, meet leasing and financial goals, and provide excellent experiences to residents.

Key Responsibilities

  • Manage daily operational activities of the student housing portfolio through third-party property management to achieve occupancy, revenue, and operational benchmarks.
  • Lead and support the Portfolio Manager and Property Management teams, guiding leasing tactics, operations, budgeting, and overall property performance.
  • Track and analyze metrics such as occupancy rates, leasing velocity, rent levels, concessions, delinquencies, operating costs, and net operating income (NOI).
  • Review weekly operational statistics and monthly financial statements to assess property performance and pinpoint improvement opportunities.
  • Collaborate closely with the accounting department on budget comparisons and implement measures to enhance financial outcomes.
  • Oversee the development and management of annual operating budgets and forecasts for the portfolio.
  • Direct leasing and marketing plans to keep properties competitive within their local markets.
  • Conduct frequent site visits to assess operational standards, leasing efficacy, maintenance quality, and resident satisfaction.
  • Design and enforce operational procedures and best practices to improve consistency and efficiency across all properties.
  • Manage recruitment, onboarding, training, and career development of property management personnel.
  • Provide leadership and performance oversight for onsite teams, including Property Managers and Leasing Managers.
  • Coordinate with vendors, contractors, and service providers to guarantee quality and cost-effectiveness.
  • Support integration of new property acquisitions into the property management platform.
  • Produce regular performance reports and portfolio updates for senior management.
  • Keep abreast of market trends, competitor properties, and industry developments to inform strategies.
  • Work collaboratively across departments including acquisitions, asset management, accounting, and investor relations.
  • Assist with any other office-related tasks as needed, demonstrating flexibility beyond defined duties.

Candidate Profile and Qualifications

  • Bachelor's degree in Business Administration, Real Estate, Finance or related discipline.
  • Between 5 and 7 years of experience in property management or real estate operations, preferably overseeing multiple properties or an entire portfolio.
  • In-depth knowledge of multifamily and student housing operations such as leasing, budgeting, and property performance management.
  • Proven leadership experience in managing and developing property management teams.
  • Proficiency with property management platforms such as Entrata, Excel, or equivalent software.
  • Strong leadership, organizational, and problem-solving abilities.
  • Excellent communication skills, both verbal and written.
  • Ability to balance competing priorities in an energetic, fast-moving environment.
  • Willingness to travel periodically to portfolio sites.
  • English is required; Spanish language skills are preferred.
