Job description

Position Overview

As Director of Plant Operations, you will lead and supervise the community's plant functions including operations, maintenance, transportation, and security, ensuring compliance with company policies and regulatory standards.

Key Duties and Responsibilities

  • Develop, organize, and implement the maintenance department’s programs and activities.
  • Act as a hands-on manager, directly handling most repair and replacement tasks internally.
  • Oversee capital projects, ensuring timely completion and adherence to safety and regulatory requirements at state and federal levels.
  • Serve as the main contact point for contractors, vendors, and corporate representatives.
  • Recommend capital investments to the Executive Director.
  • Manage and maintain the department budget.
  • Lead safety, security, and fire protection programs in line with corporate policies and OSHA and local regulations.
  • Supervise preventative maintenance activities, assigning personnel to complete tasks on schedule.
  • Direct the campus transportation program including vehicle maintenance, scheduling, and staff management.
  • Develop and enforce universal precautions and waste disposal protocols to maintain a sanitary and aseptic work environment.
  • Monitor community construction projects until completion, ensuring quality and compliance.
  • Represent the community in meetings with local officials and regulatory agencies.
  • Track project budgets and keep detailed project documentation.
  • Review payment applications, change orders, and invoices as necessary.
  • Provide timely input in design and construction phases to expedite project progress.
  • Evaluate plans and specifications before bidding processes.
  • Review project component submissions.
  • Assist in procuring furniture, fixtures, and equipment as required.
  • Perform additional duties as assigned and adhere to all current policies and procedures.

Qualifications

  • Associate’s degree is required.
  • Universal HVAC certification is mandatory; additional technical licenses or certifications are an advantage.
  • At least 3 years of supervisory experience in maintenance, plant operations, or construction-related fields.
  • Excellent communication skills and professionalism.
  • Proficient in reading and interpreting blueprints, diagrams, and technical manuals.

Additional Details

Limited off-site travel may be required for meetings.

Annual salary ranges from $66,000 to $70,000.
