Company Overview
Bridgepoint Maintenance is an expanding organization servicing residential and multi-residential properties across Ontario. Services include repairs, inspections, emergency response, turnovers, cleaning, painting, and trade support using both internal teams and approved external providers. Their network comprises diverse trades such as handymen, painters, plumbers, electricians, HVAC technicians, appliance repair technicians, laborers, and restoration specialists.
Role Overview
The Director of Field Operations will lead provincial field operations, driving oversight on maintenance execution, service urgency, vendor and trade management, quality assurance, compliance adherence, cost control, and escalating customer issues.
This senior leadership position demands direct involvement beyond desk duties—building operational systems, leading teams, performing work inspections, conducting training, vendor management, handling escalations, and establishing scalable city-based operational frameworks.
Key Responsibilities
- Lead day-to-day field activities across maintenance, cleaning, turnovers, painting, and mechanical trades
- Develop and oversee vendor and trade partnerships segmented by city, service category, responsiveness, quality, pricing, and compliance
- Establish and enforce standards for dispatching, emergency responses, job documentation, inspections, close-outs, and escalation protocols
- Implement vendor onboarding including insurance, WSIB clearances, licensing, service agreements, pricing, banking and tax documentation, and safety norms
- Evaluate work order quality, vendor performance, repeat service calls, quote precision, invoicing accuracy, SLA adherence, rework, and client complaints
- Recruit, train, coach, and manage field personnel, vendors, supervisors, and future departmental leaders
- Create standard operating procedures, training resources, inspection checklists, performance dashboards, scorecards, and managerial guidelines
- Address complex escalations involving tenants, owners, vendors, technicians, emergencies, damage disputes, service failures, or safety issues
- Collaborate with leasing, property management, accounting, customer service, and internal operations teams to optimize speed, communication, and accountability
- Conduct property visits to inspect work quality, analyze field challenges, provide training, and resolve operational breakdowns
- Build and sustain a scalable maintenance operation across Ontario, ensuring service quality, legal compliance, and cost efficiency
Candidate Profile
- Proven experience managing field teams, subcontractors, vendors, or multi-location service operations
- Skilled in team development via hiring, onboarding, coaching, performance and disciplinary management, and leadership growth
- Capacity to enforce accountability among employees, vendors, and trades effectively yet diplomatically
- Comprehensive understanding of residential maintenance, turnover processes, customer demands, urgency, and in-field realities
- Comfort with hands-on work inspections, photo audits, property visits, training sessions, and direct intervention for operational issues
- Ability to scale operations throughout Ontario while maintaining quality, compliance, pricing controls, and timely responsiveness
- Familiarity with KPI-based performance monitoring through dashboards and scorecards combined with pragmatic field leadership
- Calmly manage challenging escalations and develop corrective measures to address root causes
Experience Requirements
- Minimum 7 years in field operations, maintenance, facilities, construction services, property maintenance, restoration, home services, trade coordination, or vendor management
- At least 3 years in leadership roles managing staff, suppliers, supervisors, or departmental managers
- Preferably experienced in residential service operations
- Demonstrated success in hiring, training, coaching, and building scalable teams
- Strong knowledge of field execution, quality assurance, vendor management, escalation processes, and budget control
- Proficient using CRM systems, work order software, dashboards, spreadsheets, mobile tools, and AI-enabled documentation platforms
- Valid driver's license and willingness to travel within Ontario as necessary
Essential Attributes
- Capability to build and lead cohesive teams rather than only managing tasks
- Comfortable enforcing accountability among workforce and service providers
- Appreciates the urgency and demands of field operations
- Committed to direct engagement including training, inspections, coaching, and problem resolution
- Organized and strategic to enable operation scaling across Ontario without service detriment
- Adaptable to a growing company environment requiring system development and process refinement

Additional compensation includes a performance bonus of 15%–25% based on KPIs related to operations, quality, cost management, vendor coverage, compliance, and team building success.
