Position Summary

The Director of Facilities & Infrastructure is an executive-level role responsible for setting the direction and overseeing the performance of Santa Maria’s buildings, campuses, infrastructure, and related operations. This leader builds long-range plans and operational strategies that help ensure excellent participant care, strong employee productivity, compliance with regulations, and support for organizational growth.

The role has oversight of facility operations, maintenance programs, capital improvement work, safety and security systems, technology infrastructure, fleet activity, vendor relationships, and asset planning across multiple campuses. It serves as the primary leader for facilities strategy, with a focus on operational excellence, proactive maintenance, and protection of the organization’s physical assets.

Working closely with executive leadership, this position supports expansion efforts, capital investments, and infrastructure upgrades while maintaining safe, welcoming, and mission-centered environments for participants, staff, volunteers, and visitors.

Essential Duties and Responsibilities

Strategic Leadership & Operational Excellence

  • Guide the overall strategy for facilities, infrastructure, and campus operations across all Santa Maria locations.
  • Create long-range master plans for facilities that align with organizational priorities.
  • Set performance goals, track key metrics, and drive continuous improvement in facilities operations.
  • Lead planning for renovation work, expansion projects, infrastructure upgrades, and greater operating efficiency.
  • Participate in leadership decisions by advising on facility investments, risk areas, and infrastructure priorities.
  • Develop facility management policies, procedures, and operating standards.

Capital Projects & Infrastructure Planning

  • Direct capital improvements, renovations, construction efforts, and infrastructure projects from early planning through completion.
  • Maintain a multi-year capital improvement roadmap and deferred maintenance plan.
  • Oversee project budgets, timelines, contractor performance, and quality checks.
  • Coordinate architects, engineers, consultants, contractors, and vendors throughout each project phase.
  • Review opportunities for expansion, property enhancements, and modernization of infrastructure.
  • Keep projects on schedule, within budget, and aligned with quality expectations.

Safety, Compliance & Risk Management

  • Ensure adherence to all relevant federal, state, local, licensing, accreditation, OSHA, life safety, and environmental requirements.
  • Manage fire alarms, suppression systems, emergency alerts, access control, security cameras, and other life safety systems.
  • Coordinate inspections, fire marshal walkthroughs, safety reviews, and accreditation preparation.
  • Lead facilities-related emergency preparedness, disaster recovery, and business continuity planning.
  • Chair or support safety committees and emergency response efforts.
  • Keep complete records of facilities documentation, inspections, maintenance activity, and regulatory reporting.

Budget & Financial Management

  • Build and oversee annual operating budgets for facilities and infrastructure.
  • Prepare long-term capital budgets and equipment or asset replacement schedules.
  • Track spending carefully and manage resources responsibly.
  • Look for efficiencies and savings opportunities without reducing safety or quality.
  • Develop capital requests, financial evaluations, and project business cases for executive review.

Facilities Management & Campus Operations

  • Lead maintenance operations across all Santa Maria facilities.
  • Design and maintain preventive maintenance programs for buildings, equipment, and infrastructure.
  • Oversee work order systems and maintenance scheduling.
  • Ensure campuses remain clean, safe, inviting, and well maintained.
  • Manage housekeeping, janitorial services, landscaping, lawn care, pest control, parking, and outdoor grounds.
  • Oversee signage, room identification, furniture, and overall campus presentation.
  • Coordinate fleet maintenance and vehicle management.
  • Track facility conditions and address infrastructure needs before failures happen.

Technology & Infrastructure Oversight

  • Oversee operational technology systems such as internet, Wi-Fi, telecom, audiovisual tools, security technology, and related systems.
  • Work with external IT partners to keep technology infrastructure reliable, secure, and resilient.
  • Create replacement schedules and lifecycle plans for technology and infrastructure assets.
  • Support continuity of critical technology and operational systems.

Vendor & Contract Management

  • Build productive relationships with vendors, contractors, and service providers.
  • Manage procurement, competitive bidding, contract negotiation, and vendor selection.
  • Monitor vendor performance, compliance with contracts, service quality, and project results.
  • Handle relationships with maintenance firms, construction partners, technology vendors, security providers, landscaping services, housekeeping vendors, and other operational partners.
  • Confirm that vendor work meets organizational standards, contract terms, and regulatory requirements.

Qualifications

Education

A bachelor’s degree in Facilities Management, Construction Management, Engineering, Architecture, Business Administration, Project Management, or a closely related field is required. A master’s degree is preferred. An equivalent mix of education and substantial leadership experience may also be considered.

Required Experience

  • 7–10 years of progressively responsible experience in facilities, engineering, infrastructure, campus operations, or construction management.
  • 3–5 years of leadership experience supervising multidisciplinary facilities teams, contractors, consultants, and vendors.
  • Proven background leading complex capital improvement, renovation, construction, and infrastructure projects from planning to completion.
  • Experience handling several projects at once while balancing budgets, schedules, staffing, and organizational priorities.
  • Experience building and managing sizable operating and capital budgets, including long-range capital planning and asset management.
  • Experience negotiating agreements, managing procurement, and overseeing vendor performance.
  • Experience creating preventive maintenance programs and comprehensive asset management strategies.
  • Experience supporting growth, campus expansion, operational change, or major facility modernization efforts.
  • Experience leading emergency preparedness, disaster recovery, and continuity planning tied to facilities and infrastructure.
  • Experience in multi-site organizations is strongly preferred.
  • Experience in healthcare, behavioral health, nonprofit, hospitality, higher education, or another highly regulated environment is strongly preferred.

Preferred Certifications

  • Project Management Professional (PMP) certification is strongly preferred.
  • Certified Facility Manager (CFM) is preferred.
  • Facility Management Professional (FMP) is preferred.
  • OSHA 30-Hour Certification is preferred.
  • LEED Green Associate or LEED AP is desirable.
  • Certified Healthcare Facility Manager (CHFM) is an added advantage.
