Overview
The Director of Asset Management leads the asset management division, focusing on enhancing the performance and value of a multifamily real estate portfolio. This leadership role involves strategic oversight of asset performance, capital planning, financial analysis, and coordination with various departments to meet business goals.
Key Responsibilities
- Direct and shape the asset management unit by setting priorities, optimizing workflows, and implementing industry best practices.
- Create and carry out strategies to maximize the long-term worth of the portfolio.
- Guide, mentor, and develop the asset management team, ensuring alignment with the company’s overall objectives.
- Analyze key financial metrics including revenue, expenses, net operating income, and capital expenditures to gauge portfolio performance.
- Track deviations from budget, underwriting assumptions, and business plans to identify risks and areas for improvement.
- Coordinate with Operations and Finance teams to devise and implement recovery plans for underperforming assets.
- Lead regular portfolio performance evaluations and reporting cycles.
- Manage budgeting, forecasting, and long-range capital strategies, overseeing capital improvement and investment evaluations.
- Communicate financial insights and strategic recommendations to the executive leadership team.
- Collaborate cross-functionally with Construction, Finance, and Operations to execute asset strategies and improve processes.
Qualifications and Skills
- Bachelor’s degree in Finance, Real Estate, Business Administration, Accounting, or a closely related field.
- Minimum 7 years of relevant experience in multifamily asset or portfolio management, real estate finance, or similar fields.
- Proven leadership skills, with experience managing teams and coordinating cross-functional projects.
- Strong financial acumen covering NOI, CAPEX, underwriting, budget variance analysis, and strategies to optimize returns.
- Proficiency in property management software such as Yardi and advanced Microsoft Excel and PowerPoint skills.
- Preferred credentials include a Master’s degree and experience overseeing multi-market multifamily portfolios and presenting to senior stakeholders.
Additional Information
- Direct reports include Asset Managers and a Data Visualization & Reporting Analyst.
- The position is situated in a typical office environment with standard business hours; occasional schedule flexibility may be required.
- Physical demands are moderate, primarily involving computer work, meetings, with occasional light lifting (up to 15 lbs).
- Limited travel is expected, mostly within one to two hours of the corporate office during business hours; mileage reimbursement applies.
