Role Overview
The Director of Acquisitions and Development will spearhead acquisition and development initiatives for Roam Hospitality's turnkey hotel investment platform, Hotel Turnkey. This senior leadership position involves managing the property sourcing pipeline and accelerating client growth by identifying and evaluating hotel opportunities, conducting market and financial analyses, guiding clients throughout due diligence, and supervising development projects from feasibility to launch.
Key Responsibilities
- Identify and assess market and off-market hotel acquisition opportunities consistent with client investment goals.
- Execute detailed financial modeling including development pro formas, return metrics, and sensitivity analyses.
- Develop and deliver property recommendations and investment summaries to clients.
- Refine property searches per client-specific criteria.
- Facilitate client support through due diligence involving legal, financial, operational, and third-party consultations.
- Maintain a consistent pipeline of prospective properties in targeted markets.
- Lead contract negotiations including LOIs, purchase agreements, joint ventures, and management contracts on clients' behalf.
- Coordinate with attorneys, lenders, and advisors to progress transactions from proposal to closure.
- Serve as the principal liaison during negotiations and transaction processes.
- Develop and maintain lending relationships to support client financing requirements.
- Oversee development from concept creation through design, construction, and launch phases.
- Collaborate internally with design, procurement, and construction teams to realize hotel concepts.
- Manage relationships with architects, contractors, brand reps, and regulatory agencies.
- Monitor project budgets, timelines, and critical milestones.
- Partner with operations teams to ensure effective transition from development to hotel opening.
- Stay abreast of hospitality trends, market dynamics, and competitive environments to discover new client opportunities.
- Build and maintain relationships with brokers, lenders, brand development teams, owners, and other industry stakeholders.
- Contribute to the formulation of Roam Hospitality's long-range growth strategy alongside senior leadership.
Candidate Qualifications
- Bachelor’s degree in real estate, finance, hospitality management, or relevant field; MBA or advanced degree preferred.
- At least 7 years’ experience in hotel acquisitions, real estate advisory, or hospitality development.
- Advanced financial modeling abilities using Excel, with knowledge of hotel-specific KPIs like RevPAR, NOI, cap rates, and IRR.
- Proven experience managing complex real estate due diligence processes.
- Strong, established network within hotel and hospitality real estate sectors.
- Exceptional communication and presentation skills, capable of conveying sourcing recommendations and market insights clearly.
- Entrepreneurial spirit with ability to juggle multiple clients and projects in a dynamic environment.
- Willingness to travel as necessary for site visits, property tours, and industry events.
- Possession of a valid driver's license and capability to rent vehicles.
Physical and Work Conditions
- Extended periods of standing and walking during site visits and inspections.
- Flexible working hours to accommodate client needs, team coordination across time zones, and project demands.
- Frequent travel, including prolonged transit times by air or vehicle between properties.
Compensation and Benefits
- Annual base salary ranging from $130,000 to $150,000, depending on experience.
- Performance bonus between 15% and 25% of base salary, linked to deal volume, closed transactions, and client retention.
