Custom Capital is a private family office and an active institutional purchaser of single-tenant, net-leased commercial real estate throughout the United States. The company has completed more than $425M in transactions, is aiming for 120+ deals in 2026, and channels acquisitions through a proprietary network of 25,000+ pre-vetted accredited investors. The firm is known for highly reliable execution: clean closings, no retrades, and indicative pricing returned within 48 hours.
In two of its largest prior merchant developer partnerships, the company closed 32 locations totaling more than $137M in volume, with a weighted average closing size of $4.29M. The business is now expanding those types of partnerships at a programmatic scale.
Role Overview
This is the first dedicated seat for Custom Capital’s Direct Sourcing Program. The goal is to originate acquisition opportunities outside the broker network, develop durable senior-level relationships with merchant developers, tenant real estate teams, and off-market property owners, and turn those relationships into LOIs and closed transactions.
The role reports to the Chief Operating Officer and will own the program end-to-end for the first 6 to 12 months. As volume grows, the person in this role will be expected to create the hiring plan and, when justified, build and lead the team.
This position is intentionally designed for a true hunter. Programmatic developer take-out is a high-ticket, long-cycle business, and success depends on disciplined outreach to principal-level contacts such as developer CEOs, owner-CFOs, and in-house real estate leaders. The key win is the signed LOI, while the long-term value is the partnership and the deal flow it generates over time.
What You Will Own
- Create and maintain a tiered universe of merchant developer relationships aligned with Custom Capital’s buy box, and keep it as the firm’s primary direct-sourcing reference.
- Run a consistent outreach rhythm, with Tier A contacts engaged every quarter and Tier B contacts every six months so that promising relationships stay active.
- Turn relationships into live opportunities through structured Merchant Developer Pipeline Reviews, fast indicative pricing responses within 48 hours, and smooth handoff to the acquisitions team once a deal enters intake.
- Expand adjacent direct channels, including tenant real estate outreach, franchisee operator relationships, and targeted direct mail to off-market owners.
- Represent the company at ICSC and other relevant industry events.
- Build the recruitment plan and help scale the team as the program grows.
First-Year Goals
- A tiered developer universe is active in HubSpot with documented coverage of priority targets.
- By day 90, there are 10 to 15 active developer conversations.
- Within 6 months, 1 to 2 deals reach LOI stage.
- Within 12 months, 2 to 4 direct-sourced transactions are closed.
- By Q4, 15% to 20% of the firm’s total pipeline is coming through the direct channel.
Candidate Profile
The ideal candidate brings 6 to 10 years of experience in direct commercial real estate acquisitions, principal investing, or programmatic developer take-out, including at least 1 year in a Director-level or equivalent ownership role.
You should have a proven history of sourcing and closing transactions directly with developers or owners, ideally in single-tenant net-leased assets. The role suits someone who is highly self-motivated, comfortable working long sales cycles, and confident engaging with senior decision-makers such as CEOs and CFOs.
Strong documentation habits are essential: every interaction should be logged, every relationship should be briefed, and nothing should be kept only in memory. The right person is also self-directed and does not need constant oversight, daily standups, or reminders to maintain activity.
Preferred Background
- Prior buy-side acquisitions experience at a private REIT, family office, syndicator, or sponsor with a structured developer take-out program.
- Existing connections with merchant developers in medical office, QSR, retail NNN, automotive, or storage property types.
- Active participation in ICSC and visibility within the net-lease developer community.
Not a Good Fit
- Candidates whose experience is primarily on the brokerage side and who rely on brokered listings for deal flow.
- Applicants looking for a lead-generation, SDR, or BDR-type position.
- People who expect to close deals within the first quarter, since direct sourcing typically pays off in quarters two through six.

Compensation

The structure is intentionally uncapped and is designed to reward the sourcing of the right relationships and the closing of the right deals, not simply high volume.
Additional Information
The role is remote within the United States and full-time. It reports to the Chief Operating Officer. The company emphasizes execution certainty, long-cycle relationship building, and direct principal-to-principal sourcing.
Terms and Conditions
This is not a brokerage-driven role, not a transactional lead-generation role, and not a first-quarter close expectation role. The work is upstream of underwriting, modeling, and due diligence execution.
