Construction Site Manager - Commercial Fit Out

Company Overview

O'Neill & Brennan are recruiting an experienced Site Manager to join their client, a well-established contractor managing a variety of residential and commercial developments throughout Ireland. This position is based on a commercial fit-out project in County Dublin and requires day-to-day site management responsibilities.

Role Summary

• Oversee daily construction site operations ensuring smooth workflow and adherence to project specifications.
• Maintain comprehensive and precise site documentation including reports, drawings, and records.
• Evaluate building plans, drawings, and specifications while coordinating subcontractor supervision.
• Lead site staff, subcontractors, and specialist trades to ensure effective project delivery.
• Ensure all construction work meets high quality and safety standards.
• Collaborate with the Project Manager and project team to align with the agreed construction schedule.
• Manage quality control and health and safety compliance, ensuring adherence to regulations and client requirements.
• Coordinate all fit-out phases including first-fix, second-fix, finishes, M&E coordination, and final project handover.
• Monitor project timeline and budget ensuring delivery within set parameters.
• Communicate effectively with clients, design teams, architects, engineers, and subcontractors to support successful outcomes.
• Identify and resolve site issues proactively to maintain project deadlines.
• Manage snagging, defect resolution, and final completion efficiently to project handover.

Qualifications and Experience

• Minimum 5 years of site management experience on fit-out or refurbishment projects in Ireland.
• Previous role experience as a Site Manager.
• Proficient in reading and interpreting construction drawings, specifications, and technical documents.
• Experienced in delivering commercial fit-out projects across sectors such as office, retail, hospitality, and healthcare.
• Well-versed with current building regulations, certification standards, and industry best practices.
• Strong ownership and accountability for assigned projects or tasks.
• Computer literate with good command over construction management software and tools.
• Solid knowledge of health and safety standards, quality assurance, and construction methodologies.
• Exceptional organizational, communication, and leadership capabilities.
• Relevant academic background in Construction Management, Engineering, or related field is favored.
