Role Overview and Responsibilities
As a BIM Design Lead, you will be responsible for managing and producing exceptional architectural BIM models from schematic design through construction documentation phases. This involves converting architectural sketches, PDFs, and design ideas into precise 3D parametric models while generating detailed construction drawings. Authoring and maintaining sophisticated architectural families, project templates, and parameters to ensure flexibility and data integrity will be part of your scope.
You will mentor and empower architectural modelers and junior leads, guiding them on quality and speed standards. Regular internal peer reviews and audits will be conducted to reduce errors and revisions significantly. You will also upskill the team on advanced software features, automation techniques, and international drafting standards.
A key function is leading clash detection and resolution efforts with Structural and MEP teams, ensuring a fully integrated, clash-free BIM model ready for field application. Model optimization will target constructability, material efficiency, and aesthetic coherence. Streamlining workflows to meet stringent turnaround timelines is also essential.
Compliance with regional and global building codes such as IBC, UK Regulations, and ADA standards is mandatory. You will implement and enforce BIM protocols across all levels (LOD 100-500) adhering to international standards like ISO 19650.
Technical Expertise Required
The role demands expert proficiency in Autodesk Revit Architecture, Navisworks Manage, and AutoCAD. Familiarity with computational design tools like Dynamo and Rhino/Grasshopper for automating workflows is highly desirable. A thorough understanding of building materials, detailed documentation, and the interaction between architectural intent and structural/MEP systems is important.
Leadership and Soft Skills
The ideal candidate should possess a commercial mindset to deliver aesthetically superior design within tight, billable project schedules. A strong sense of ownership is expected, with a proactive approach to resolving coordination challenges before they affect clients. Clear and effective communication skills are vital to convey complex spatial design and engineering coordination challenges to cross-disciplinary teams.
