About This Role

BlackRock Real Estate oversees nearly $20 billion invested in direct properties across the US, Europe, and APAC. Their Real Estate Equity division manages a diverse range of investment strategies, including core, value-add, and opportunistic, through both separate accounts and commingled funds. The portfolio includes various property types such as residential, industrial, retail, and office.

This Associate position based in Newport Beach supports portfolio management, client reporting, and investment analysis with a focus on execution. Key duties include financial modeling, preparing client reports, and aiding underwriting and asset-level decisions.

Key Responsibilities

  • Assist in producing monthly, quarterly, and special portfolio reports covering operational metrics, returns, and attribution analyses.
  • Compile quarterly property summaries detailing leasing activities, operations, capital projects, and market trends.
  • Maintain and improve internal databases, reporting models, and portfolio tracking tools.
  • Address data and analysis inquiries from clients, portfolio managers, and leadership.
  • Create and update property-level cash flow and return models using Excel and ARGUS software.
  • Help review operating budgets and develop business plans.
  • Analyze capital projects and renovations focusing on return on cost and ROI evaluations.
  • Collaborate with accounting teams on financial statement reviews, capital calls, and distribution requests.
  • Track market trends and performance drivers impacting assets.
  • Analyze lease proposals including tenant creditworthiness and valuation implications.
  • Monitor property results against underwriting and budget expectations.
  • Support operational and asset-level strategy assessments.
  • Assist acquisition and disposition underwriting with detailed financial modeling.
  • Prepare materials and analyses for investment committee reviews.
  • Contribute to due diligence and transaction processes by organizing and analyzing data.
  • Drive process improvements in reporting, analytics, and portfolio management workflows.
  • Engage in special projects and perform ad hoc analyses as needed.
  • Collaborate with internal teams such as investments, accounting, and valuations, as well as external partners.

Qualifications

  • Bachelor's degree in Finance, Real Estate, or a related discipline.
  • Between 1 and 4 years of relevant experience; internships considered for Analyst-level candidates.
  • Proficient in financial modeling, analytics, and Excel.
  • Experience with ARGUS and PowerPoint is advantageous.
  • Basic knowledge of accounting principles, debt structures, and capital markets.
  • Highly organized, detail-focused, and able to manage several tasks in a dynamic setting.
  • Strong written and verbal communication skills.
  • Team-oriented with an ability to effectively coordinate with multiple stakeholders.
  • Demonstrates accountability, sound judgment, and execution excellence.

Compensation & Benefits

For this Newport Beach role, the salary range is $115,000 to $155,000 annually. Employees may receive an annual discretionary bonus and benefits like healthcare, paid leave, and retirement plans. Compensation is performance-based and may vary depending on role, location, department, and individual contribution.
