Role overview

This position sits within the Corporate Planning & Management function, supporting global procurement for real estate capital projects. The focus is strategic sourcing for corporate office interior fit-out work, with responsibility for managing procurement across design, construction, furniture, and related project services.

The role calls for a seasoned sourcing professional with deep experience in real estate fit-out procurement and the ability to operate effectively in a fast-paced, cross-functional environment. You will work closely with Real Estate Development, project management, Finance, Legal, Risk, and business stakeholders to lead sourcing activity across the full project lifecycle.

Based in Bengaluru, India, this role may involve travel as business needs require.

About the division

The Corporate Planning & Management division brings together financial planning, spend management, third-party risk management, product management, and engineering teams to support firmwide decision-making.

Within this division, Finance & Planning supports budgeting, business planning, and analytics across revenue, expense, liquidity, and capital. Global Procurement manages third-party engagement and focuses on strategic sourcing, third-party risk management, procure-to-pay, travel, and sustainable operations. Product & Reporting supports technology platforms, dashboards, analytics, and reporting. CPM Engineering enables data automation, spend management, forecasting, and allocation tools, while CPM Management provides oversight, communications, change management, and risk governance.

What the role covers

This role is centered on Real Estate Strategic Sourcing for capital projects, especially corporate office interior fit-out delivery. The position is designed for an Associate-level professional with around 8 to 10 years of experience in complex corporate real estate procurement.

The scope includes interior fit-out construction, general contracting, furniture and fixtures, workplace delivery professional services, and other capital project requirements linked to office build-outs and refurbishments. It does not include facilities management, supply chain, or basebuild procurement.

Key responsibilities

  • Develop and execute sourcing strategies for real estate capital projects, with a strong emphasis on corporate interior fit-out work.
  • Carry out bid analysis, commercial evaluation, market research, and benchmarking to support sourcing decisions.
  • Manage the full sourcing process from supplier identification and bid documentation through RFx execution, negotiation, award recommendation, and contract completion.
  • Assess total project cost, commercial drivers, timing impacts, and scope alignment to achieve value-focused outcomes.
  • Ensure sourcing activity follows internal governance, approval processes, and the firmwide third-party risk and control framework.
  • Work with Legal, Risk, Finance, and real estate stakeholders to identify and manage commercial, contractual, and execution-related risks.
  • Partner with internal clients and project teams to shape sourcing plans around project scope, timelines, delivery priorities, and commercial goals.
  • Coordinate closely with Real Estate Development, project managers, Finance, Legal, and other functions to support supplier onboarding and contracting.
  • Prepare bid summaries, recommendation papers, and progress updates for stakeholders and senior management.
  • Maintain accurate sourcing records, commercial trackers, and project documentation that are audit-ready.
  • Apply knowledge of construction pricing, contract commercial structures, and scope comparison for interior fit-out procurement.
  • Lead supplier negotiations on pricing, scope, commercial terms, delivery timelines, and risk allocation.
  • Review supplier submissions, spot commercial and scope variances, and build clear recommendations that balance cost, risk, quality, and schedule.
  • Support contract reviews, bid clarifications, and commercial schedules with Legal and internal teams to ensure compliant and timely execution.
  • Track supplier market movements and pricing trends related to workplace interiors and capital project delivery.
  • Use sourcing and procurement systems to manage RFx events, supplier data, analysis, and contracting workflows.
  • Apply data, templates, and digital tools to improve consistency, transparency, and turnaround speed in sourcing work.
  • Maintain strong process discipline, documentation standards, and openness to new tools and ways of working.

Required competencies

  • Deep expertise in strategic sourcing, category management, RFx execution, and commercial analysis within real estate capital projects and interior fit-out.
  • Ability to build sourcing strategies, weigh trade-offs, influence stakeholders, and present structured recommendations tied to commercial and project priorities.
  • Strong analytical, commercial, and project coordination capabilities, with practical knowledge of procurement and fit-out delivery.
  • Comfort working at pace, handling multiple tasks, taking initiative, and staying resilient in a demanding environment.
  • Strong client orientation with the ability to build effective working relationships and respond with a commercially focused mindset.
  • Team-oriented approach with the ability to collaborate across functions and encourage contribution from others.
  • Comfort with sourcing platforms, spreadsheets, and digital tools for data handling, documentation, and workflow management.

Qualifications and experience

A bachelor’s degree is required. Preferred backgrounds include engineering, construction management, architecture, quantity surveying, or a related field.

The role calls for approximately 8 to 10 years of experience in sourcing, procurement, construction commercial management, or similar work, with strong exposure to real estate capital projects, corporate interiors, workplace fit-out, or project procurement. Experience supporting projects across India and international regions is preferred.

Familiarity with sourcing and procure-to-pay tools such as Ariba, Fieldglass, and PMWeb is preferred, along with strong Excel capability. Experience with construction or project management systems is an added advantage.
