About the role

BKM Capital Partners is expanding and is seeking a driven professional to join its Newport Beach, California office. In this position, the Acquisitions Associate will support the acquisitions group across the full investment transaction cycle, including sourcing opportunities, reviewing markets, building financial analyses, performing due diligence, and preparing internal investment materials. The role reports to the Director of Acquisitions & Dispositions and is fully on-site because of the highly collaborative working style.

What you’ll do

  • Help manage coverage of Central U.S. markets, including Dallas, Houston, Austin, Chicago, Denver, Salt Lake, Indianapolis, and Minneapolis, and provide support to the East Coast team when needed for Orlando, Miami, and Atlanta.
  • Contribute to investment business plan creation by identifying key value drivers and supporting value-add strategies.
  • Assist with underwriting work, including leasing, capital expenditure, financing, and exit-assumption modeling.
  • Build and maintain financial models and underwriting analyses in Excel and Argus in coordination with the Financial Analytics team.
  • Develop cash flow models used to determine the value of real estate investments.
  • Perform market research using CoStar, broker networks, and internal data to identify market trends and comparable transactions.
  • Support the due diligence process by reviewing leases, third-party reports, financing details, operating statements, and closing documents, while coordinating with the Transactions team.
  • Help prepare investment memoranda and investment committee materials for proposed acquisitions.
  • Assist with investor due diligence requests and property tours when required.
  • Support the handoff of assets from acquisitions to asset management and help review portfolio performance and capital improvement progress.
  • Contribute to buy/sell recommendations and assist with disposition and recapitalization work, including underwriting review and due diligence responses.
  • Keep pipeline records current and assist with department reporting.
  • Help onboard new team members by sharing process knowledge as transactions move through each stage.

What we’re looking for

  • A bachelor’s degree in Real Estate, Finance, Economics, or a related business field.
  • Roughly 3 to 5 years of experience in commercial real estate acquisitions or investment analysis.
  • Hands-on experience with financial modeling in Excel and Argus.
  • Strong analytical and organizational ability.
  • Clear written and verbal communication skills.
  • A proactive mindset, collaborative approach, and strong attention to detail.
  • Working knowledge of Central industrial markets, ideally Texas and/or Chicago.
  • A positive, team-oriented attitude.
  • Willingness to travel about 10% to 20% within the assigned region.
  • Interest in promoting AI and new technologies to improve efficiency.
