Role overview
The Asset Manager, Multifamily is responsible for overseeing the full performance of assigned multifamily investments across Washington and, when needed, other markets. Reporting to the Managing Director of Asset Management, this position calls for solid knowledge of these markets, hands-on experience managing renovations, and strong capability in lease-up and day-to-day operations for Class A and B multifamily communities.
This role partners closely with third-party management teams to evaluate, recommend, and implement actions that support each asset’s investment objectives. Success in the position also depends on building strong working relationships with Kennedy Wilson colleagues, external team members, and investment partners.

Core responsibilities
- Review monthly financial statements and narratives, and analyze weekly operating reports such as recaps, traffic data, and delinquency trends to guide performance and support goal achievement.
- Work with property managers to set, apply, and enforce benchmarks, policies, and operating standards that reinforce the business plan.
- Make regular site visits to assess curb appeal, renovation progress, preservation items, marketing materials, budget deviations, and local market conditions.
- Provide management with accurate information for planning decisions related to budgeting, staffing, capital spending, and other programs.
- Build and maintain cooperative relationships with third-party providers while representing the interests of Kennedy Wilson and its partners.
- Present information clearly and respond confidently to questions from executives, investors, lenders, and partners.
- Manage all phases of renovation work, including determining appropriate scopes for common areas, apartment interiors, and other community spaces aligned with the asset repositioning strategy.
- Identify, select, and work with design teams, architects, and consultants to improve renovation execution.
- Develop and monitor renovation budgets, including over-budget reviews and reallocation requests, and track lease-up targets and reporting against the approved strategy.
- Prepare financial analyses and 10-year capital budgets that accurately reflect the asset’s long-term cash requirements.
- Lead vendors, contractors, and construction management teams to meet timelines for acquisitions and redevelopment projects.
- Resolve operational and execution issues such as leasing challenges, rent performance, and extended turn times.
- Prepare due diligence and acquisition materials, including transition plans, market valuation support, and repositioning strategies.
- Contribute leadership, strategic thinking, and mentoring to strengthen the overall team.
Experience and qualifications
The role requires a bachelor’s degree and at least 7 years of relevant experience in multifamily asset management or property management. The ideal background includes overseeing multifamily assets through renovation initiatives such as clubhouse rebuilds, interior updates, amenity enhancements, washer/dryer additions, and full lease-up activity, along with experience directing multiple property management teams successfully.
Skills and working style
This position calls for strong leadership and teamwork, with the ability to motivate internal and external partners, work through influence, and collaborate effectively with many stakeholders. The right candidate should be comfortable working independently, resourceful when solving problems, and able to recognize when support is needed.
Other important strengths include project management across multiple renovation efforts, financial and analytical capability, comfort with project pro formas and deal analysis, strong written and verbal communication, and excellent organization and time management. The role also requires the ability to handle detail-heavy, time-sensitive work while balancing shifting priorities across multiple markets. Familiarity with the Washington market is preferred.
