Asset Management Associate - Manufactured Housing

About the Role

Join a fast-growing real estate investment firm as an Asset Management Associate focused on a nationwide portfolio of Manufactured Housing Communities (MHC). This position is located in New York City and offers a hybrid work arrangement. You will collaborate closely with senior leadership in an entrepreneurial setting, gaining broad experience in managing assets, acquisitions, and portfolio strategy within one of commercial real estate's fastest expanding sectors.

Key Responsibilities

• Oversee the financial and operational performance of a portfolio of manufactured housing communities.
• Perform monthly analysis of property performance, detect operational trends, and suggest methods to boost net operating income (NOI) and asset value.
• Create annual budgets, business plans, and long-term financial forecasts.
• Develop and maintain detailed financial models including cash flow forecasts, analyses of holding vs. selling, refinancing scenarios, and expected returns.
• Assist with acquisitions via underwriting, due diligence, investment committee reporting, and transition oversight.
• Assess capital improvement initiatives, infill projects, home sales programs, and expansion opportunities.
• Collaborate extensively with regional operations, property management, accounting, and capital markets teams to implement business plans.
• Compile reports for investors, lenders, and executives that showcase portfolio performance and primary initiatives.
• Support efforts involving property dispositions, refinancing, and optimizing portfolio composition.
• Conduct research on manufactured housing market fundamentals including competition, occupancy rates, rent growth, and new investment prospects.

Qualifications

• 2 to 5 years of experience in commercial real estate roles such as Asset Management, Acquisitions, Investments, Portfolio Management, or Real Estate Private Equity.
• Strong expertise in financial modeling and analytical evaluation.
• Proven ability to prepare operating budgets, forecasts, and investment analyses.
• Solid grasp of real estate valuation methods and key investment indicators like IRR, NPV, cap rates, cash-on-cash returns, and discounted cash flow.
• Excellent communication skills capable of effectively presenting to senior leadership.
• Advanced proficiency in Microsoft Excel.
• Bachelor's degree in Finance, Real Estate, Economics, Accounting, or a related discipline.

Preferred Background

• Experience underwriting or managing manufactured housing, multifamily, self-storage, or other residential real estate assets.
• Familiarity with acquisitions, investment underwriting, or transaction processing.
• Comfortable working with institutional or private equity real estate investors.
• Knowledge of operational factors specific to manufactured housing, such as occupancy, rent growth, home sales, infill strategies, utility reimbursements, and capital planning.
• Record of effective collaboration with operations, accounting, and capital markets teams.
