Position Summary

The Analyst, Investments and Asset Management, based at Forum’s Toronto office, is a full-time role supporting the REIIF platform's acquisitions, asset management, portfolio analytics, financings, and other operational initiatives. Reporting to the VP of Real Estate Investments and Acquisition, this position collaborates with investment, asset management, development, finance, and portfolio teams to enable informed decisions across Forum’s active portfolio and development pipeline. This role demands strong analytical skills and offers an excellent opportunity to grow a career in real estate private equity and asset management.

Responsibilities

  • Assist in underwriting, due diligence, and execution of acquisitions, developments, recapitalizations, and strategic portfolio transactions.
  • Develop and update financial models such as discounted cash flow and valuation analyses to support investment decisions.
  • Evaluate PBSA opportunities on and near campuses, analyzing market size, enrollment demand, competition, and operational assumptions.
  • Prepare investment committee documentation and presentations for management reviews.
  • Conduct asset- and portfolio-level analysis including budgeting, forecasting, variance, and performance assessments across REIIF’s real estate assets.
  • Analyze leasing, occupancy, rental rates, NOI, capital expenditures, and operational KPIs to identify trends and opportunities.
  • Support business planning, hold-sell analyses, annual operating plans, and other strategic initiatives.
  • Coordinate data collection, reporting, and analytics to aid asset-level initiatives and portfolio reviews.
  • Support debt financing activities through preparation of lender materials, financing analysis, due diligence coordination, and tracking closing deliverables.
  • Assist with valuations, quarterly and investor reporting, and prepare market research and benchmarking materials.
  • Provide flexible analytical and operational support for emerging opportunities and cross-functional projects.

Qualifications

  • A Bachelor’s degree in Finance, Real Estate, Economics, Commerce, or a related field.
  • 1 to 3 years of relevant experience in real estate investment, asset management, investment banking, valuation, lending, brokerage, or private equity; strong internship experience also considered.
  • Proficient in financial modeling and analysis, with strong Excel skills and experience handling property and portfolio data.
  • Interest in student housing, multifamily, and residential real estate markets.
  • Ability to synthesize quantitative and qualitative data into clear recommendations and effective presentations.
  • Highly organized with attention to detail and ability to manage multiple priorities in a dynamic environment.
  • Excellent interpersonal and communication skills to collaborate effectively across various teams.
